TriCentre to Occupy Key Orange Site

TriCentre, Birtcher’s 10-story, $26-million office tower in Orange, will add state-of-the-art technology to office structures in that community.

Distinguished by its prime location at the intersection of three major freeways--the Santa Ana (5), Garden Grove (22) and Orange (57), the building also will have the highest visibility of any high-rise building in the immediate vicinity, according to Ron Birtcher, a partner in the Laguna Niguel-based development concern.

“TriCentre will provide corporations with a unique opportunity to draw executives and office workers from three counties,” he said.

Noise Prevention

The building’s architectural visibility is enhanced by blue reflective glass alternating with bands of light- and dark-blue aluminum. The skin is of acoustic-laminated glass, which consists of two glass layers and a plastic interlining to prevent outside sounds from disturbing tenants.

McLarand Vasquez & Partners of Costa Mesa, the architect, has designed a massive entryway for the office complex and a dramatically curving facade. Terraces on the upper floors are accessible from selected executive offices.

Extensive landscaping by Fong & Associates connects the parking structure and building, shielding pedestrians from traffic.

Towering palm trees, precast concrete furniture and a waterfall that spans the entire length of the 60-foot walkway are part of the design. The main drive court will feature palm trees and a view of the walkway waterfall.

Prepared fro Computers

The growing use of office computers has been taken into account in the interior design. A typical floor will accommodate up to 100-pound live loads of computer equipment, law libraries and other unusually heavy loads. The plan also provides a loading ramp in the basement to facilitate deliveries.

Other features for the comfort and convenience of tenants will include a health spa, instant printer, food services and dry-cleaning pick-up facility on the premises.

The building is slated for completion this fall.

In the past decade, Birtcher has developed more than 34 million square feet and currently manages $700 million worth of commercial, industrial and retail properties throughout the country.

The Pacific Design Center and Wholesale Produce Market are two of the firm’s major projects in Los Angeles.
