Redondo Beach : Condos Tentatively OKd

The City Council unanimously overrode a veto Tuesday by Mayor Barbara Doerr and gave tentative approval to a 42-unit condominium project on the southeast corner of Avenue G and Palos Verdes Boulevard, the largest piece of undeveloped property in south Redondo.

If final approval is granted by the council in two weeks, as is expected, the project will consist of nine Spanish-style buildings averaging 30 feet in height, each housing between three and seven condominium units.

Each unit will have three bedrooms, and each will have two parking spaces in an attached garage. As part of a compromise reached during hearings before the Planning Commission, 37 visitor parking spaces will also be provided.

The Palos Verdes Estates developer, Plush Horse Ltd., originally had sought approval of 44 units, 12 guest parking spaces and a swimming pool. Two units and the pool were eliminated in order to accommodate the additional 25 parking stalls on the two-acre site.

Several local residents have opposed the project because of its potential impact on parking and traffic. The three residents who spoke before the council Tuesday night requested that the visitors parking be increased to one space for each unit.

Doerr, in vetoing the council’s unanimous vote, suggested the project include 42 visitor parking spaces. She proposed that the development be scaled down to 41 units to accommodate the additional parking.

But Councilwoman Kay Horrell argued that any additional requirements would place an unfair burden on the developer.

“In all fairness to everyone involved, this project is not the problem,” said Horrell. “This project is containing its parking in a manner superior to any other project in the neighborhood.”
