West Covina Tower to Have a High ‘IQ’

Ground was broken last week for West Covina’s newest structure, an “intelligent” building, the 13-story Eastland Tower, designed with state-of-the-art comfort and security systems.

The $41-million project at 100 N. Barranca Ave., adjacent to the San Bernardino (10) Freeway, is being developed by Hassen Development Co. of West Covina, which is serving as contractor and leasing agent.

Eastland Tower, scheduled for completion in September, 1987, will occupy 1.26 acres and consist of 230,000 gross square feet, with 215,000 leasable square feet of floor space.

The building will incorporate highly sophisticated computerized controls for energy-efficient heating, ventilation and air conditioning and to provide security for tenants.

The air conditioning can be coded to operate in specific spaces for an assigned number of hours for tenants who work beyond normal working hours. Stairways can be pressurized in case of fire to provide a safe means of escape, and tenants can be escorted to their cars under sight and sound surveillance after hours and on weekends.

Included in the building, designed by Langdon Wilson Mumper Architects, Los Angeles, are six elevators controlled by programmed cards. One of the elevators is an executive express, which operates without interruption for the convenience of designated executives.

The full-floor rentable areas are of varying sizes to accommodate different tenant needs. A below-grade, four-level parking structure will have 680 spaces.

The tower will feature a full granite facade on its west side, complemented by horizontal bands of curved, green reflective glass on the east side and stepped-back, green reflective glass on the other two sides.

“This stepped-back design incorporates landscaped balconies encircling two sides of the building at every fourth floor, adding a unique architectural feature to the project,” according to Hans Mumper, partner-in-charge of the architectural firm.
