Pasadena Building Given Height Bonus : Six-Story Office Structure in Downtown Area to Be Completed by End of 1988

A year-end, 1988, completion is scheduled for a $24-million, 129,000-square-foot office building under construction at 200 S. Los Robles Ave. in downtown Pasadena.

The six-story structure, designed by Langdon Wilson Mumper Architects, Los Angeles, and developed by Santa Anita Realty Enterprises Inc. and Halferty Development Co., was awarded a height bonus by the city because of its superior design.

The structure, which has four levels of underground parking, will feature a faceted, saw-tooth glass wall on its entry side, with the remaining exterior walls finished in alternating bands of pearl-rose granite, according to Royce B. McKinley, president of Santa Anita Realty Enterprises.

“We are highly optimistic regarding the leasing potential of this project,” he said. “The western downtown area of Pasadena is experiencing excellent growth, and the building’s site, across from the Hilton Hotel and close to the Plaza Pasadena shopping mall, should make it very attractive to professionals and business firms.”

Los Angeles-based Santa Anita Realty Enterprises owns the Santa Anita Race Track in Arcadia and a 50% interest in the adjacent Santa Anita Fashion Park regional shopping center. Halferty Development Co., Pasadena, specializes in office buildings and shopping centers in the Southwest.
