Sold: A 60,000-square-foot research and development building on 3.5 acres along Dow Avenue in Tustin for $6.4 million. Selling was Dow/Cascade Associates of Santa Ana; buying was harbor Carriage Industrial Partners. . . . Also sold: The 41,000-square-foot Stater Bros. Plaza at Baker Street and Fairview Road in Costa Mesa for $5.5 million. The seller was Pacific Savings Bank of Costa Mesa and the buyer was Stater Bros. Plaza Associates. Both deals were handled by Coldwell Banker Commercial Real Estate Services. . . . Sherrill/Biram and Partners of Irvine bought a 57,000-square-foot industrial building in Anaheim’s Knollwood Circle for $2.5 million from Beacon Bay Enterprises of Newport Beach. Norris, Beggs & Simpson represented the sellers. . . . PADI International, which certifies instructors in scuba diving, signed a $5.2-million, 10-year lease for 49,000 square feet in a research and development building at Orange County Tech Center in Santa Ana. PADI is moving its corporate headquarters from Warner Avenue, said Grubb & Ellis Co., which handled the transaction. . . . Gilbert Aja Associates, an Irvine architecture and planning firm, got the contract to design Archibald Commerce Center, a 31-acre industrial park in Ontario. RG Corp. of Vienna, Va., is the developer.
