The California State Department of Housing and Community Development estimates there are about 450,000 mobile homes in California, housing 800,000 people. In Orange County, an estimated 64,600 people reside in mobile homes at 250 parks.

Orange County has 100 mobile home parks with 100 or more spaces, while six parks have fewer than 25 spaces.

Five of California’s 20 resident-owned mobile home parks are located in Orange County: The Groves, Irvine; Rancho Del Avion and Villa San Juan Mobile Estates, San Juan Capistrano; Palm Beach Park, San Clemente; Cherokee Mobile Park, Anaheim.

Orange County mobile home parks have a 6-7% yearly turnover rate.

Manufactured Housing Institute officials estimate construction costs in Orange County for a mobile home at $30.10 per square foot, compared to $42 for comparable site-built homes.

Only about 3% of all mobile homes in Orange County are ever moved once they’ve been delivered to an original foundation site.

Orange County averages 1.9 people per mobile home.

Sale prices of mobile homes in Orange County typically range from a low of $3,500 to a high of $120,000.

Orange County’s most popular sites for mobile home parks are Santa Ana (with 29), Anaheim (28) and Costa Mesa (23). Westminster (18) and Huntington Beach (17) round out the top five. There are 17 parks in the county’s unincorporated areas.

Mobile homes in Orange County have an average annual appreciation rate of 12.9%, compared to 9.4% in San Diego County and 15.7% in Los Angeles County.
