La Mirada Business Park Planned

A high-end business park that will be the largest development of its kind within a 10-mile area, is how Malcolm O’Donnell, director of project marketing for Overton, Moore & Associates describes its proposed La Mirada Commercentre, scheduled for ground breaking this month.

The $30-million development, a joint venture between OMA and Copley Real Estate Advisors, is being developed in cooperation with Cox Broadcasting Co., the parent of KFI radio, and the city of La Mirada.

The project, designed by the Withee Malcolm Partnership of Hermosa Beach, is conceived to take architectural and land planning advantage of a landmark site adjacent to the Santa Ana Freeway encompassing the familiar, 750-foot KFI radio tower. The property is bounded by Trojan Way, Knott and Desman avenues and Firestone Boulevard.

Phase 1 of La Mirada Commercentre will consist of four buildings totaling 217,000 square feet. Ultimately, the development will provide a total of half a million square feet of building space.

Business Park to Be Built on Quarry Site

Ground breaking will take place Thursday for StoneCrest, a master-planned business park, in San Diego’s Kearny Mesa area.

StoneCrest will be developed over the next 15 to 20 years into a $1-billion, 4.3-million square-foot project on a 318-acre site west of Interstate 15 between Friars Road and Aero Drive, according to a Robert Hysell, chief executive officer of StoneCrest Associates, a partnership of the Daley family and Old Stone Development.

The site has been owned by the Daley family since 1926 and was mined for gravel. The architects are Edward Larrabee Barnes/John M.Y. Lee & Partners, New York, and Tucker, Sadler & Associates, San Diego. The civil engineer is VTN Southwest Inc., San Diego, and DeWeese Burton & Associates, Del Mar, is the landscape architect.

StoneCrest’s first phase will have two office buildings with a total of 170,000 square feet and two research and development buildings with a total of 75,000 square feet.

Pasadena Gateway Readying for Move-ins

Tenants will begin moving this month into Pasadena Gateway Plaza, the 14-story, $22-million office tower at 300 N. Lake Ave., Pasadena.

The project is 35% leased by three tenants: Westport Petroleum, PAULA Financial and Provident Investment.

The office tower and its adjacent 10-level parking structure are owned by Los Angeles-based H.T. Greene & Associates and designed by Los Angeles-based Pedersen, Beckhart, Wesley & Stice. Ray Wilson Co. of Pasadena is general contractor and leasing agent is John Alle Co. of Pasadena.

Metro Pointe 2nd Phase to Be Finished in 1991

A fall, 1991, completion date has been set for the second phase of Metro Pointe, a $500-million mixed-use project next to the South Coast Plaza in Costa Mesa.

The second phase will include three office buildings with a total of 450,000 square feet, as well as parking for 2,025 cars. Two of the three buildings are almost complete.

Two low-rise office buildings with a total of 80,000 square feet were erected in the first phase, as well as a 296-unit executive apartment complex. A spokeswoman for Costa Mesa-based Arnel Development Co. said the entire 52-acre project will have eight office buildings with a total of 1.4 million square feet of space, a 400-room hotel, restaurants and 150,000 square feet of retail space when it is completed in 1996.

Rancon Buys Perris Land for Shopping Center

Rancon Financial Corp. has bought 24 acres in the Riverside County community of Perris and eventually plans to build a 200,000-square-foot neighborhood shopping center on the site.

Sources said the Rancho California-based syndicator and developer purchased the property from a group of Texas-based investors for more than $2.5 million. A Rancon executive said construction is expected start by 1992, after more of the surrounding area is developed and planned transportation improvements are begun.

Airport Distribution Center Work Completed

Newport Beach-based SDC Development has completed construction on the $10-million Airport Distribution Center, a 250,248-square-foot warehouse and distribution building on the southwest corner of Airport Drive and Etiwanda Avenue in Ontario.

The building sits on 11 acres and is designed for a single user or multiple tenants. Lease negotiations with prospective tenants are under way and the building is also for sale, according to exclusive sales and leasing agent Cushman & Wakefield.

Work Completed on Valencia Business Plaza

Construction is complete on the $8.5-million Continental Communities Business Plaza, a 120,000-square-foot mixed-use complex inside the Valencia Industrial Center, Valencia.

Two of the five buildings in the new plaza front the 27500 block of Avenue Scott and the other three front the 24700 block of Avenue Rockefeller. The buildings will provide professional office space, as well as light-manufacturing and distribution space.

Continental Communities of Woodland Hills developed the plaza and Daum Johnstown American is its leasing agent.

Trucolor Leases Lab Space, Headquarters

Trucolor Foto Co. has signed a 10-year lease worth $2.1 million for 27,604 square feet of space in the Kearny Mesa Business Center at 5715 Kearney Villa Road, San Diego.

Trucolor will use the space as a central photo laboratory and as headquarters for its southwestern U.S. operations. Scher-Voit represented Trucolor and John Burnham & Co. represented the center’s owner, American Assets Inc.

Recreation Center Work Begun at Coto de Caza

Construction has begun on a $13-million golf clubhouse and recreation center at Coto de Caza, the 4,000-acre master-planned residential and recreational community in southern Orange County.

The three-story, 45,000-square-foot clubhouse will stand between one 18-hole golf course that opened in 1987 and a second 18-hole course that will open in fall, 1991.

The recreational complex will feature a 6,000-square-foot tennis clubhouse, seven tennis courts, two pools and a spa.

The Costa Mesa-based architectural firm of Klages, Carter, Vail & Par designed both the clubhouse and recreational center, which are expected to open in fall, 1990.

Coto de Caza is expected to have more than 5,000 homes when it is completed in the mid-1990s.

Ground Breaking Held on Brea Industrial Park

Ground has been broken in Brea on the $6.6-million Turner/Brea Business Park on Columbia Street, west of Berry Street.

Newport Beach-headquartered Turner Development Corp. is developing the 128,755-square-foot industrial park, expected to be completed late this year.

U.S. Postal Service Buys Land for Oxnard Facility

The U.S. Postal Service has purchased 19.8 acres in Oxnard from the Sammis Co., and a two-building regional mail facility is planned for the site, on Corona Road at the 294-acre McInnes Ranch Business Center.

The $4.3-million acquisition is one of the largest sales in the $300-million master-planned business park.

Construction Begun on 20-Building Project

A $50-million office/retail center is under way in the Irvine Oaks Executive Park at Alton Parkway and the future extension of Laguna Canyon Road.

The 21-acre, 20-building project is a venture of The Miller Group and Bridgeport Development Co. Phase 1 is expected to open later this year.

United Publishers Corp. Leases in El Segundo

United Publishers Corp. has leased 20,919 square feet in Pacific Corporate Towers at 100 N. Sepulveda Blvd., El Segundo, for 10 years at a value of $6 million.

Langdon Rieder, a Los Angeles-based real estate consulting firm, handled the transaction. United Publishers, a wholly owned subsidiary of NYNEX, is due to take occupancy in July.

Office Complex Rising in Diamond Bar Park

The Prospect Co. and the Koll Co. have begun construction on a $12-million office complex at Gateway Corporate Center, Diamond Bar.

Situated on a 4.3-acre site at 1300-1360 S. Valley Vista Drive, the project will consist of seven 7,000- to 20,000-square-foot buildings for sale. The Seeley Co.’s San Gabriel Valley office is handling marketing.

Alicis Corp. Leases in San Diego Building

San Diego-based Alicis Corp. has signed a $5,384,054, 12-year lease for 18,194 square feet in the Five Governor Park office building, 5050 Shoreham Place, San Diego. John Burnham & Co. handled the transaction.

SDC Sells Building in Fairway Industrial Center

SDC of Newport Beach has sold a 126,720-square-foot industrial building on 6.4 acres in the Fairway Industrial Center, City of Industry, for $5.4 million.

The Seeley Co. represented SDC, and Coldwell Banker represented the buyer, L.A. Nut House Inc., in purchasing the site, at 19649 E. San Jose Ave.

Simi Valley Offices to Be Finished in December

A December completion is scheduled for the $3.9-million, Simi Valley Business Center, Lot 2B, a two-story office building with 30,387 square feet of space.

Designed by Ware & Malcomb Architects Inc., Irvine, the building is being developed by the Voit Cos., Woodland Hills, in association with Copley Real Estate Advisors. Voit/Copley is also the developer of the 85-acre Simi Valley Business Center at Madera Road and Cochran Street, Simi Valley.

San Diego Bank Leases Space for Check Processing

First National Bank, San Diego, has leased 41,250 square feet of office space at 4990 Viewridge Ave., Kearny Mesa, for its mortgage banking and check processing operations. John Burnham & Co. represented the lessor, Great Western Savings, and Coldwell Banker represented First National Bank in the seven-year, $3,355,00 transaction.
