Office Space Race: The shuffle continues. Some Orange County companies are playing a sort of corporate version of musical chairs.

The reason: High office-vacancy rates mean rents are so low that you can cut a great deal with one of the county’s many desperate landlords. And as the southern half of the county fills with new houses, many companies are following their employees into what had been, until recently, uncharted corporate territory.

The latest player is Morse Consulting Group, a civil engineering and land planning firm. Morse just signed an eight-year lease worth $2.4 million for more than 14,000 square feet at one of two new office buildings in the Irvine Spectrum’s Barranca Court. Morse is moving from Irvine Boulevard in Irvine.
