SEAL BEACH : Rezoning Sought for ‘Old Ranch’ Area

The Bixby Ranch Co. filed an application this week to rezone 213 acres of land known as the Old Ranch property.

The site now contains a golf course with a small commercial area. The new zoning would permit housing construction and repositioning of the golf course and commercial areas.

Bixby Ranch Co. officers said they expect to complete the zone change process within a year and will prepare a full environmental impact report.

The plan offered by Bixby includes 46 acres for residential use, with 168 houses in two private communities and 100 to 125 low- to moderate-income houses. It includes seven acres of commercial property adjacent to the San Diego Freeway, a 7-acre park and 153 acres for the golf course and open space. Bixby has hired golf course designer Ted Robinson, who planned the Desert Springs course in Palm Desert, to rework the Old Ranch course.

Last year, residents were invited to a series of public workshops to discuss the future of the Bixby property. Many in the College Park East neighborhood adjacent to the site have long opposed commercial and residential development there because of existing traffic congestion at the corner of Seal Beach Boulevard and Lampson Avenue.

No public hearings have been held yet on the company’s latest zoning application.
