Canyon Oaks Project Benefits Add Up

* As I understand it, the developer of the Canyon Oaks Project, which I support, will increase on-site water tank storage capacity from 1.1 million gallons to 3 million gallons. Of this, 1.6 million will go for the project’s consumption and firefighting needs, and 1.4 million will meet existing customers’ firefighting and consumption needs--a 27% increase for the community.

Also, a 500,000-gallon storage tank will be buried under the driving range. It will store reclaimed water generated by the on-site treatment plant and catch rainwater for later use on the golf course. The 500,000-gallon reservoir is in addition to the 3-million-gallon water tank and can also be used in case of fire.

A completed Canyon Oaks will pay $3 million in annual property taxes, a 2,900% increase. Presently the developer pays $100,000 on unimproved land.

Another benefit would be builders’ fees of $3 million paid to the Los Angeles Unified School District, the county Parks Department, the Sheriff’s Department and several other agencies.

Many permanent jobs will be created, and this will contribute income tax. Many are predicted to locate in the West Valley, purchasing property and frequenting local stores.
