Comprehensive Care Corp. said it has sold its 70-bed hospital in Costa Mesa and is closing a 128-bed facility in Cincinnati as part of its plan to transform itself from an operator of health-care facilities into a contractor of managed-care services.

The Costa Mesa facility, which has been closed since last October, was sold for $2.35 million to a company whose principal investor is Robert Zinngrabe, according to an executive who works for him. Zinngrabe also is president and major investor in Delma Corp., a Huntington Beach company that manages health-care facilities, including Pacifica Hospital and residences for seniors.

Delma plans to convert the Costa Mesa hospital into an 82-unit residential care facility for people with Alzheimer’s disease. It is expected to open early next year.

Comprehensive Care had used the facility for partial hospitalization programs, substance abuse and chemical dependency programs.

The Cincinnati hospital that is being closed also had been used for substance abuse and chemical dependency programs. The facility and an adjacent gymnasium are located on 11.78 acres of developed and undeveloped property.
