Conejo Valley Home Sales Up Over ‘96; Prices Slide

There were 181 single-family homes sold in the Conejo Valley in January, compared to 224 in December and 171 a year earlier, according to the Conejo Valley Assn. of Realtors.

The median sales price for all the homes in January was $248,332, down from $264,188 in January 1996. The median price is the point at which half the units sold for more and half for less.

The breakdown of median prices in January was $135,000 for 11 homes with up to two bedrooms; $207,608 for 61 three-bedroom homes and $315,714 for 109 homes with four or more bedrooms. This compares to median sales in January 1996 of $180,000 for eight two-bedroom homes, $227,083 for 51 three-bedroom homes and $291,303 for 112 homes with four or more bedrooms.

Condominium sales in January totaled 53, compared to 80 in December and 52 in January 1996. Total sales figures for all January real estate transactions was $62.4 million; a year earlier, the figure was $88.8 million.
