Residents Group to Seek Denial of Condo Project

Anaheim residents who have banded together against plans for 98 condominiums south of Riverdale Avenue will ask the Anaheim Planning Commission on Monday to deny the project.

United Residents Grass Roots Effort (URGE) of Riverdale will argue that the project is too dense and is not compatible with their single-family neighborhood. Homeowners also say that the project would create more traffic, affect their privacy and have an impact on local schools.

CGC Enterprises Inc. of Santa Ynez is proposing the development for a 10.5-acre site owned by Caltrans, near the interchange of the Riverside and Costa Mesa freeways.

The developer is asking for several city code waivers, including building the two-story condominiums closer to existing single-family homes than is allowed. Also, a general-plan amendment is requested to permit condominiums on the property.

City planning staff is recommending denial of the project due to the number of waivers requested and because the development is not consistent with the existing neighborhood. In 1990, a 152-unit condominium proposed for the site was denied by the council.
