Alstyle Apparel Leases Anaheim Space

Alstyle Apparel & Activewear Manufacturing Co. signed a 10-year, $28.5-million agreement to occupy an Anaheim facility that is believed to be the second-largest industrial lease ever recorded in Orange County.

The Santa Ana-based maker of T-shirts and related apparel is expected to relocate from several buildings in South County to the renovated 514,000-square-foot space in January, said Louis Tomaselli, a broker who represented the building’s owners.

The deal is surpassed only by RSI Home Products in Anaheim, which leased a 675,000-square-foot facility in Anaheim that took effect in June 1996, said Frank Smith, of the Industrial Listing Service, a Newport Beach firm that tracks industrial properties.

The building Alstyle will occupy, at 1500 S. Anaheim Blvd., was built in the late 1960s and became a former distribution site for the Sav-on drugstore chain. But last year, Sav-on parent American Stores sold the building to the Muller Co. and SSR Realty Advisors, a wholly owned subsidiary of Metropolitan Life Insurance Co. for $13 million, and launched an extensive renovation.

“Its proximity to all of Orange County’s major freeways and its recent rehabilitation made this property a very desirable location,” Tomaselli said.
