* Bertram, Bertram, Dupuis & Immegart sold a 186,023-square-foot garment industry warehouse at 2001 S. Alameda St. in Los Angeles to Do Won Chang for $4.5 million. The seller was represented by David Hess and Dwight Hotchkiss of Cushman & Wakefield. The buyer was represented by Chad Maxner of Maxner Real Estate.

* U.S. Freightways Worldwide of Elk Grove Village, Ill., has signed a five-year, $3.5-million lease for a 109,040-square-foot warehouse at 18301 Broadwick St. in the Dominguez Technology Center and moved its Southern California operations from Hawthorne to the new location, according to Matt Vanderhorst, a senior vice president at landlord Carson Cos. Vanderhorst represented Carson in the transaction. The tenant was represented by Damian McKinney and Philip T. Attalla of McKinney Travers.

* Grubb & Ellis Management Services, the property management division of Grubb & Ellis, signed a 10-year, $3.4-million lease for 11,926 square feet of office space at Figueroa Courtyard at 261 S. Figueroa St. in downtown Los Angeles. The company, which maintains a separate brokerage office in downtown Los Angeles, is relocating the regional headquarters of its property management division to downtown from Encino to accommodate growth, said Jim Rosten, president of the division’s Western region. David Lachoff and Chris Runyen of Grubb & Ellis represented both the tenant and the landlord in lease negotiations.

* Vector Resources bought a 22,500-square-foot industrial property at 3530 Voyager St. in Torrance for $2.1 million from George Johnson Co.. Tom Smith of Beitler Commercial Realty Services represented the buyer. Jim D’Angelo of Jon Douglas Co. represented the seller.

* Big O Tires signed a seven-year, $2-million lease for 62,000 square feet of industrial space at 5600 Francis St. in Ontario, where the company will relocate its Southwestern region distribution center from Las Vegas, according to Kevin Chapin of Capital Commercial/NAI, who represented the tenant. The landlord, ProLogis Trust, was represented by Len Santoro of CB Richard Ellis.
