* CT Realty Corp., a Newport Beach-based development and investment firm, acquired the 628-unit Baywood Villa Apartments at 1171 E. Baywood Drive in Corona for $42.4 million from Mitsui Real Estate Sales Inc., according to Raymond Polverini, a CT Realty vice president. CT Realty was represented in-house by Dan Naddor. Mitsui was represented by Sean Deasy and Matthew Lawton of CB Richard Ellis.

* Los Angeles-based Arcadia Assets sold a 70,000-square-foot office project in Arcadia to private investors Yong and Nam Hee Han and Dong and Kyung Sohn for $7.4 million. The project, Arcadia Metro Centre, is a five-building complex at 630-650 Duarte Road. Kathleen Silver and David Lachoff of Grubb & Ellis represented the seller. Lawrence Han of Pacific Allied Investment Co. represented the buyers.

* U.S. Filter, a manufacturer of water filtration products and a provider of services for operators of water treatment plants, signed a 10-year, $6-million lease for a 123,455-square-foot build-to-suit industrial facility at Xebec Business Center. U.S. Filter was represented by Paul Sablock of Seeley Co. The landlord was represented by Sablock along with Scott Heaton and Tom Condon of Seeley.

* California Tire Co. signed a 10-year, $5.6-million lease for 94,984 square feet of industrial space at 22411 Bonita St. in Carson for the Hayward company’s first Los Angeles area distribution center. The tenant was represented by Keith Wilson, John Carver and John DeGrinis of Seeley Co. The landlord, Watson Land Co., was represented in-house by Kirk Johnson.

* Liberty Logistics Services Inc. signed an eight-year, $5.5-million lease for 180,600 square feet of industrial space at 740 N. Vintage Ave., Ontario. Don Kazanjian of Lee & Associates represented the tenant. Liberty subleased the space from Kendall Healthcare, which was represented by Henry Johnson of Trammell Crow Co.

* Riteway Meat, a meat processor, signed an agreement to buy a $5-million, 71,850-square-foot industrial building equipped with freezers, coolers and other meat processing equipment at Xebec Business Center. Riteway was represented in the sale by Art Rasmussen of CB Richard Ellis. The landlord was represented by Paul Sablock, Scott Heaton and Tom Condon of Seeley Co.

* Pedcor, an Indiana-based investment company, bought the 92-unit Highland Racquet Club Village apartments at 2085 N. Central Ave. in Highland for $3.4 million from the Barsky Family Trust of San Diego. Kemal Ozkarahan of Sperry Van Ness represented the buyer and the seller.

* JSM Venezia, a joint venture between JSM Construction Inc. and Los Angeles-based Hanover Financial Co. acquired a property at 1535 6th St. in Santa Monica for about $3 million from a group led by Robert Strock. The buyers said they plan to begin construction shortly on a 48-unit apartment complex at the site. The buyers and sellers represented themselves in the transaction.

* Lanier Brothers purchased a 64,466-square-foot industrial building at 2887 N. Towne Ave. in Pomona for $3 million from MRES of Torrance. Tom Lagos and Ken McLeod of Grubb & Ellis represented the buyer and the seller in the transaction.

* Rainbow Technologies Inc., a developer and manufacturer of anti-piracy software for computer and e-commerce systems, signed a five-year, $2.8-million lease for 19,000 square feet of office space at Landmark Square, 111 W. Ocean Blvd. in Long Beach. The tenant was represented by Matt Homer of Seeley Co. The landlord, TrizecHahn Corp., was represented in-house by Beth Sydow.

* Monterey Post Sound signed a 10-year, $2-million lease for 7,000 square feet of office space at 4130 Cahuenga Blvd. in Universal City. Robert Erickson, Trevor Beldon and Matthew Cusumano of Lee & Associates represented both the tenant and the landlord, Arden Realty Advisors.

* Montalane Investments bought a 40,000-square-foot industrial building at 12326 Montague St. in Pacoima for $1.8 million from the Aroner Trust. The buyers, who include principals of Foothill Auto Electric and Ricon Corp. and Ross Thomas of Delphi Business Properties, were represented by Thomas. The Aroner Trust represented itself.

* International Coffee & Tea bought a 14,800-square-foot office building at 1945 S. La Cienega Blvd. for $1.8 million from Cienega Investment Co. The seller was represented by Chris Holland and Timothy C. Macker of Westmac Commercial Brokerage Co. The buyer was represented by Harry Singman of Gold Star Realty.

* Unified Precious Metals Inc. signed a five-year, $1.3-million lease for 31,300 square feet of industrial space at 31166 Via Colinas in Westlake Village. The landlord, L/B Via Colinas, was represented by Bill Pentz and Bram White of Daum Commercial Real Estate Services. The tenant was represented by Sandy Fishman of Charles Dunn Co.

* Mark Fleischman and Danny Fried, owners of Century Club in Century City, bought the 9,000-square-foot former ObaChine restaurant at 242 N. Beverly Drive in Beverly Hills for $1.2 million from Wolfgang Puck Food Co. Angelle Ghiz of NAI Capital Commercial, who represented both the buyer and the seller, said the new owners plan to open a new restaurant called Tsunami at the site.

* The Humfreville Family Trust acquired a 22-unit apartment complex at 276 S. Sierra Madre Blvd. in Pasadena for $1.1 million from Jack Berberian. Kevin Lutz of Sperry Van Ness represented both the buyer and the seller.

* Buyer 10170 Reseda Blvd. LLC acquired an 11,000-square-foot retail property at 10170 Reseda Blvd. in Northridge for $1.1 million from Northridge Commercial Associates. Charles Kaplan of CJA Corp. represented the buyer and the seller.

* AM-Mark Label Inc., a Covina-based label manufacturer, signed a five-year, $1.1-million lease on 37,436 square feet of industrial space at 5304 Irwindale Ave. in Irwindale. John Hollingsworth and Cathy Moffatt of Grubb & Ellis’ San Gabriel Valley office represented the tenant and the landlord, Carlyle/FR Southbay of Marina Del Rey.

* Level 3 Communications, a fiber-optic facilities company, bought a 15,000-square-foot industrial building at 5245 Kazuko Court in Moorpark for $1 million from J.S. Chien. Craig Weisman of TOLD Partners represented the buyer and the seller.
