Internal & External Communications Inc., a developer of technology-based learning systems, signed a seven-year, $7-million lease for 37,000 square feet of space at Media Works, 12910 Culver Blvd., Marina del Rey. The landlord, Westbrook Marina Office, was represented by Jeff Pion and Bob Dubbins of CB Richard Ellis and David Wilson and Jim Jacobsen of Lee & Associates. Internal & External Communications was represented by Judy Egan of Living Legend Realty and Will Adams of Julien J. Studley Inc.

* MedPartners, one of the largest physician services companies in the United States, signed a 10-year, $5.8-million lease for a five-story, 26,350-square-foot office building at 1230 W. 3rd St., Los Angeles, that was formerly occupied by the California State Bar Assn. Michael J. Dunn of Charles Dunn Co. and David Louie of CB Richard Ellis represented the landlord, 1230 3rd St. Mark Sullivan of Julien J. Studley Co. represented MedPartners.

* Investment group K2M2 bought a 23,000-square-foot building at 4035, 4045 and 4055 E. Thousand Oaks Blvd., Thousand Oaks, for approximately $3.8 million from North Ranch Atrium, according to Brian Forster of TOLD Partners, who represented the seller. K2M2 was represented by Joe Jusko of Seeley Co.

* Socare Corp. sold an 80,064-square-foot industrial building on 5.5 acres at 347 S. Stimson Ave., Industry, for $3.6 million to S.B. Transportation, a public warehousing company. Shan Lee of Daum Commercial Real Estate Services represented Socare in the transaction. The buyer was represented by Brent Enright of CB Richard Ellis.

* Ayres Group acquired 4.6 acres at Los Alisos Parkway and the Foothill Transportation Corridor in Mission Viejo for $3.1 million from Shea Homes. Ayres plans to develop a 118-room Countryside Inn on the site, according to John Hall and John Moss of Lee & Associates Commercial Real Estate Services, who represented both the buyer and the seller in the sale.

* Mezzo Supper Club has signed a 10-year, $2.5-million lease for a 12,500-square-foot former warehouse at 1430 N. Cahuenga Blvd., Hollywood, and plans to convert the warehouse into a supper club. John Tronson and Christopher V. Bonbright of Ramsey-Shilling Co. represented both Mezzo and the Alan Gordon family, owners of the property, which for many years housed a photographic equipment sales and rental company serving the movie industry.

* Sportswear manufacturer Quiksilver signed a five-year, $2.2-million lease for 76,180 square feet of industrial space at West County Commerce Center in Huntington Beach, where Quiksilver already occupies 304,526 square feet of space. Brad Bierbaum of CB Richard Ellis represented Sares-Regis Group, developer of the West County Commerce Center. Quiksilver was represented by Dan Zinke of CB Richard Ellis.

* Chemat Technology Inc. signed a five-year, $1-million lease for 30,490 square feet of industrial space at 9030 Winnetka Ave., Northridge, that triples the amount of space the firm formerly leased at 19365 Business Center Drive, Northridge. Jerry Scullin of Delphi Business Properties represented Chemat in the lease. David Katz of CBI Partners represented Dmitri S. Dmitri and Tamara Dmitri, trustees of the Dmitri Family Trust, the landlord.
