* Lyon & Lyon, an intellectual property law firm, signed a 10-year, $15-million lease for 44,290 square feet of office space in an office building under construction by Koll Development Co. at 1900 Main St. in Koll Center Irvine North. Tom Gibson of Gibson Co. represented the tenant. John Weiner and Jeff Morgan of CB Richard Ellis represented Koll.

* NetZero, an Internet access provider, signed a 10-year, $12-million lease for nearly 50,000 square feet of office space at 2535-2555 Townsgate Road in Westlake Gardens, a Westlake Village office development. Tony Principe and Darryl Zilberstein of Westcord Commercial Real Estate Services represented the landlord, Arden Realty. Tom Festa of Grubb & Ellis represented NetZero.

* Garden Grove-based Abbey Co. acquired a 205,257-square-foot industrial building adjoining Long Beach Airport at 3205 Lakewood Blvd. in Long Beach for $9.8 million from Advanced Aerodynamics & Structural Inc., a designer and manufacturer of propjets and jets. Gary Stache of CB Richard Ellis represented both parties in the sale-leaseback transaction.

* Startex, an auto parts rebuilder, bought a 108,000-square-foot building at 12224 Montague St. in Pacoima for $6 million from Crenshaw Park of Santa Monica. David Hoffberg and Jerry Scullin of Delphi Business Properties, who represented Startex, said the company will consolidate operations at several North Hollywood locations into the Pacoima facility. The seller was represented by Delphi’s Ross Thomas.

* DRS Sensor Systems, a provider of infrared sighting and weapons systems, signed a 10-year, $5.5-million lease for 29,393 square feet of space at 3500 Torrance Blvd. in Torrance. Brian Polkinghorne and Jim Jandro represented the tenant in the transaction. The landlord, John Hancock Mutual Life Insurance Co., was represented by Mike Cassidy of Seeley Co.

* Franchise Pictures, a film production company, acquired a 30,000-square-foot office building at 8455 Beverly Blvd. in Los Angeles for $4.4 million from Jaspan Unit Trust of Australia. David Lachoff and Kathleen Silver of Grubb & Ellis represented both parties in the sale.

* Gold Graphics, a manufacturer of sales displays, signed a 9 1/2-year, $2-million lease for 40,000 square feet of space at 12450 Montague St. in Pacoima. Ross Thomas of Delphi Business Properties, who represented both the tenant and the landlord, Sauer Family Trust, said the facility will serve as a new headquarters and provide expanded manufacturing space for Gold Graphics.

* Original Roadhouse Grill, an Eden Prairie, Minn.-based chain of steakhouse-style restaurants, has signed a 15-year, $1.3-million lease for 8,000 square feet of retail space at 3878 Tyler St. in Riverside’s Tyler Street Plaza. The restaurant is scheduled to open in July, said Jon Friesen of Grubb & Ellis, who represented the landlord, Irvine-based Beauchamp Properties. Jason Gordon of Epsteen & Associates represented Original Roadhouse.
