DEALS

* Litton Systems Inc. sold a 147,260-square-foot industrial building at 6101 Condor Drive in the Moorpark Business Center in Moorpark to BCD, a Calabasas financial services company, for $10.5 million. Litton was represented by Bob and Cathy Scullin of NAI Capital Commercial. BCD represented itself.

* PaineWebber Inc. signed a 10-year, $9-million lease expanding its offices at the 777 Tower at Figueroa and 8th streets in downtown Los Angeles by 16,902 square feet, to a total of more than 50,000 square feet, said Donald Nicholas, managing director for the building’s owner, 777 Tower Associates. Joe Vargas and Robert Fitzgerald of Cushman & Wakefield, along with Steve Hogan of 777 Tower Associates, represented the landlord. The tenant was represented by Brian Ulf of Cushman Realty Corp.

* Hitachi Transport System (America) Ltd. will move from Anaheim to 1640 W. 190th St. in Harbor Gateway Center, Torrance, where the company has signed a 10-year, $7-million lease for a 122,853-square-foot facility under development by Fremont Development Co. Todd N. Taugner and Murray Smith of Klabin Co. represented Hitachi in the lease. Eric Knirk of Fremont Associates represented the landlord, Fremont Development/REEF.

* Daylight Transport signed a 10-year, $6-million lease for 30,732 square feet of office space at 1501 Hughes Way in Long Beach. The landlord, Arden Realty, was represented by James D. Jandro and Tom Cheeks of Cushman & Wakefield. The tenant was represented by Dave Mackenbach of Cushman & Wakefield.

* Rapid Rack Industries, a manufacturer of industrial shelving, signed a 10-year, $5.5-million lease for 140,740 square feet of industrial space at 14421-14441 Bonelli St. in Industry. William Renwick of Seeley Co. represented the tenant as well as the landlord, Squannicook Industrial Redevelopment Trust of Townsend, Mass.

* H&R; Gallery Partnership acquired the 114-unit Gallery Apartments at 1414-1488 E. Ramon Road in Palm Springs for $4.7 million from Roger Evershad. Buyer and the seller were represented by Reza Ghaffari of Marcus & Millichap.
