Pacific Gulf Properties Inc., a Newport Beach-based real estate investment trust, sold a 302,020-square-foot industrial facility at 1000-1100 S. Etiwanda Ave. in Ontario for $11.2 million to BIT Holdings Forty-Three Inc. Glenn L. Carpenter, chairman of Pacific Gulf, said the sale is part of the company’s ongoing strategy to divest the portfolio of properties not fitting the REIT’s core holdings of small to mid-sized industrial facilities. Carpenter said Pacific Gulf, which owns 71 industrial properties totaling more than 15.1 million square feet, plans to reinvest the proceeds from the sale within 30 to 45 days. Pacific Gulf and the buyer were represented by Steve Silk and Jay Borzi of Cushman & Wakefield.

* Walker Investments of Riverside bought the 160-unit Summer Breeze Apartments at 1422 E. 9th St. in San Bernardino for $4.1 million from Los Angeles-based Archon. Alexander Garcia and Douglas Froehlke of Marcus & Millichap represented both sides in the transaction.

* Spielman Realty & Construction acquired a 10-unit apartment complex at 1275-1285 Sweetzer Ave. in West Hollywood for $2.8 million from Hassan Kher Admandan. Karoline Sauls of Sperry Van Ness represented the buyer. The seller was represented by Laurie Lustig-Bower of CB Richard Ellis.

* RRK Properties, a Santa Ana-based developer, purchased 7.35 acres of land at Todd Avenue and Foothill Boulevard in Azusa from Los Angeles-based CalMat Co. for $2.1 million. RRK Properties is developing a 119,085-square-foot, 15-building business park on the site that is slated to be completed in February, according to Jim Center, Bob Moffatt and Cathy Moffatt of Grubb & Ellis, who represented the seller. Mitch Ashwill of Ashwill Associates represented the buyer.

* Los Angeles Child Guidance Clinic acquired a 40,977-square-foot parcel at 3787 Vermont Ave. in Los Angeles for $1.7 million from Los Angeles Community Development Bank. The seller was represented by John E. Alle of John Alle Co. The buyer was represented by Rosey Miller of Julien J. Studley Inc.

* Direct Connection, a direct-mail firm based in La Verne, purchased a 17,289-square-foot industrial building at 1968 Yeager Ave. in the San Polo La Verne Business Park for $1.1 million. Randy Lockhart and Rick Sheckter of Grubb & Ellis represented the seller, Baldwin Park-based San Polo La Verne Business Park. Todd Launchbaugh of Lee & Associates represented the buyer.
