* Los Angeles developer Doerkken Properties Inc. bought Courtyard of Encino, a 113,462-square-foot shopping center at 17401 Ventura Blvd., for $12 million from the Courtyard of Encino partnership. Both the buyer and the seller were represented by David Norcott and Michael Ross of Seeley Co. in association with Chris Wilson of Wilson Commercial Real Estate.

* Less than nine months after leasing 260,000 square feet at Wilshire Courtyard, E! Entertainment Television signed a deal for 17,000 square feet more space. E! was again represented by Douglas Econn and Gerald Porter of Cresa Partners; landlord McCarthy Cook & Co. was represented by Hunt Barnett and Rick Buckley of CB Richard Ellis. The new deal is valued at $6.5 million over 12 years.

* Ventana Management acquired two apartment complexes in Hollywood from the Kao Family: 90 units at 1210 N. Cherokee Ave. for $6.4 million and 67 units at 1200 N. Mansfield Ave. for $4.5 million. Sonny and Shane Astani of Lambert Smith Hampton represented the buyer and the seller.

* The Joseph Wolf Living Trust, a private real estate trust based in Beverly Hills, has purchased a 125,551-square-foot industrial building at 4880 Colt Ave. in Ventura for $5.5 million from Kilroy Realty Corp. of El Segundo. Gary DiMartino of Grubb & Ellis represented the buyer. Kilroy represented itself.

* Boonley Investment acquired a 40-unit apartment complex at 618 S. Detroit St. in Los Angeles for $3.9 million from G&Y; Associates. Sonny and Shane Astani of Lambert Smith Hampton represented both the buyer and the seller.
