* Food-4-Less signed a 20-year, $12-million lease for a 59,171-square-foot store scheduled to open in November at the Town Center North shopping center at the southwest corner of Cherry Street and Willow Avenue in Signal Hill. Richard Rizika and Brent Cunningham of CB Richard Ellis Services Inc. represented both the tenant and the landlord, Comstock Crosser & Associates of Manhattan Beach.

* Montego Palms Apartments acquired the 84-unit Montego Palms Apartments at 385 S. Catalina Ave. in Pasadena for $10.9 million from Fairfield Financial. Chuck Henderson and Keith Brennan of Diversified Commercial Investments represented the buyer and the seller.

* HB Victory, a joint venture between Los Angeles-based Hanover Financial Co. and Phoenix-based Byxbee Development Group, acquired a 33,000-square-foot office building at 1501 S. Victory Blvd. in Glendale from Winston Tire Corp. for approximately $5.7 million. Barbara Emmons of CB Richard Ellis in Glendale represented both the buyer and seller.

* Granite Villas Apartments LLC, a joint venture between Los Angeles-based Hanover Financial Co. and Granite Development Co. of Irvine, acquired the 92-unit University Villa Apartments at 3131 Watkins Drive in Riverside for approximately $5.3 million from University Riverside Ltd. The buyer was represented by Karoline Sauls of Sperry Van Ness and the seller was represented by Marjorie Malloy of Sperry Van Ness.

* Ventura Partners bought a 19,817-square-foot shopping center at 13606-13638 Ventura Blvd. in Sherman Oaks for $4 million from Woodman Venture Plaza LLC. The buyer and seller were represented by Max Golestan of RE/MAX Commercial Brokerage.

* Canoga Park Associates 1 acquired the 71-unit Woods Creek Apartments at 20311 Sherman Way in Canoga Park for $3.9 million from Manor House Properties. Jeff McGuire of Re/Max Commercial and Jeff Louks of Marcus & Millichap represented both the buyer and the seller.

* San Diego home builder Steve Agan acquired the 37,580-square-foot McKinley Commerce Center at 2187-2191 Sampson Ave. in Corona for $3.8 million from E.J. Investment Co. Grace Yoon of Colliers Seeley represented the buyer. The seller was represented by Jeff Conover of Faris/Lee Investments.

* Mehrdad Amanat bought a 30-unit apartment building at 11676 Chenault St. in Brentwood for $3.4 million from Saleh Shooshan. The seller was represented by Tony G. Azzi of Marcus & Millichap. The buyer was represented by Frances Drooz of the Phoenix Group.

* Red Curb Investments acquired the Persepolis, a 39-unit apartment building at 2450-2460 W. 239th St. in Torrance, for $3.3 million from Diacole Corp. Steve Heri, Mike McKinney and John McLaughlin of CB Richard Ellis represented the buyer. The seller was represented by Ken Yoshimoto and Peter Donnellan of Seeley Co.

* Stork MMA Laboratories Inc., a materials engineering firm based in the Netherlands, signed a 10-year, $3.2-million lease for a recently completed 48,650-square-foot industrial building at 18100 Wilmington Ave. in the Dominguez Technology Center in Rancho Dominguez. The company is scheduled to occupy the facility in May. Jeff Morgan of CB Richard Ellis and Matt Vanderhors of the Carson Cos. represented the landlord, the Carson Cos. of Rancho Dominguez. Bart Pucci and Jeff Smart of Grubb & Ellis Co. represented the tenant in the transaction.

* Ross Bindery signed a 10-year, $3.1-million lease for a 65,000-square-foot industrial building at 15310 Spring Ave. in Santa Fe Springs. The landlord, Von Arland Inc., was represented by Mike Foley of Colliers Seeley. The tenant was represented by Chuck Littell of Colliers Seeley.

* One Clothing bought a 49,768-square-foot industrial building at 121 E. 37th St. in Vernon for $2.7 million from Guy and Heidi Mathys. The sellers were represented by Chuck Littell of Colliers Seeley. The buyer was represented by Chad Maxner of Maxner Real Estate.

* Cypress Land Co., a developer of industrial properties in Los Angeles, Orange and Ventura counties, signed a 10-year, $2.5-million lease for 6,500 square feet of office space at 10940 Wilshire Blvd. in Westwood. Marty Barkan of Grubb & Ellis represented the tenant. Micheal Geller and Michael Frieberg of First Property represented the landlord, Tishman Speyer Properties of New York.

* Sam Deutsch bought a 44-unit apartment building at 5914 Buffalo Ave. in Valley Glen for $2.5 million from Parc East Investors. John P. Walsh of Walsh & Co. represented both the buyer and the seller.

* Chandler Investment Group bought a 55-unit apartment building at 11920 Chandler Blvd. in North Hollywood for $2.1 million from Fairfield Mariposa LP. The buyer and the seller were both represented by John P. Walsh and Chris Malcolm of Walsh & Co.

* Team Communications Group Inc. signed a five-year, $2-million lease for 11,000 square feet of office space at 11818 Wilshire Blvd. in Los Angeles. The tenant was represented by Bruce Hoffman of Equis. The landlord, the Marcel George Family Trust, was represented by Peter Best of Tooley & Co.

* Rampage Clothing Co. signed a five-year, $2-million lease for a 61,237-square-foot industrial building at 2300 S. Eastern Ave. in Commerce. Bart Pucci of Grubb & Ellis represented the tenant. Peter Bacci of Lee & Associates represented the landlord, the Sieroty Co. of Los Angeles.
