* Kilroy Realty Corp. acquired 15 acres along State Route 56 between Interstates 15 and 5 in northern San Diego County for $11 million from Western Pacific Housing and plans to develop a 300,000-square-foot corporate campus on the site. Both the buyer and the seller were represented by Jay Alexander and Tom Mercer of Colliers International.

* Real estate investment firm Par Properties acquired a 109,000-square-foot retail building at 725 Grand St. in Glendora from Center Trust Real Estate for $8.1 million. Built in 1970, the building is under a long-term, triple-net lease to Home Base Inc., which will occupy it for 9 1/2 more years. Bruce Frasco of Charles Dunn Co. represented the buyer. The seller was represented by Dixie Walker of Grubb & Ellis.

* Pacific Industrial Partners of Encino sold the 96,000-square-foot Vail Distribution Center at 2939 Vail Ave. in Commerce to 2939 LLC for $3.5 million. The buyer was represented by John Walsh of Walsh & Co. The seller was represented by Jack Cline of Lee & Associates.

* Tranzonic Cos. signed a seven-year, $2.8-million lease for 53,826 square feet of industrial space at 15925 Strathern St. in Van Nuys. The tenant was represented by David Young of NAI Capital Commercial. The landlord, Prudential Insurance Co. of America, was represented by Mike Clark of Cushman & Wakefield.

* Essential Freight California, a New York-based retail distribution and warehousing firm, signed a five-year, $1.9-million lease for 65,531 square feet of industrial space at 2011 S. Garfield Ave. in Commerce. Steve Sprenger and Bart Pucci of Grubb & Ellis represented the tenant. Jeff Ingham of Jones Lang La Salle Inc. represented the landlord, New York-based Equitable Life Assurance Society.

* Bill Graham acquired a 6,795-square-foot shopping center at 2103 Artesia Blvd. in Redondo Beach for $1.9 million from La Mancha Development. The buyer was represented by Ryan Cassidy of Walsh & Co. The seller was represented by John P. Walsh of Walsh & Co.

* General Motors Acceptance Corp. signed a five-year, $1.8-million lease for 21,733 square feet of office space at 1520 S. Valley Vista Drive in Diamond Bar. Bruce Hoffman of Equis represented the tenant. The landlord, Opus West Corp., was represented by Taylor Ing of CB Richard Ellis.

* Halferty Development Co. acquired the 26,000-square-foot Baldwin Park Medical Plaza at 1536 Puente Ave. in Baldwin Park for $1.8 million from Francisquito Partners. The seller was represented by Michael Dettling, Christopher Bonbright and Tony Kim of Ramsey-Shilling Co. The buyer was represented by Mark Tiger of Remax Town Center.

* GT Realty bought 9.5 acres of industrial land near Central Avenue and Arrow Route in Upland for $1.6 million from the Otis Family Trust. Eric Burney of Daum Commercial Real Estate represented both the buyer and the seller. GT Realty plans to build eight speculative industrial buildings totaling 160,000 square feet on the site.

* University Access, an Internet-based provider of secondary education, has signed a 4 1/2-year, $1.4-million lease to expand by 12,345 square feet at 6255 Sunset Blvd. in Hollywood. Mitch Stokes of Madison Partners represented the building owner, the Archon Group. The tenant was represented in-house by Joel Polachek.

* Jason Natural Products signed a five-year lease for 26,750 square feet of industrial space at 3505-3515 Eastham Drive in Culver City, paying about $1.3 million. Ron Rader and Doug Marshall of Klabin Co. represented the tenant. Brad Vickrey of Daum Commercial Real Estate Services and Jonathan S. Wolk of Lancelot Commercial represented the landlord, the Berman Family Trust.

* Diverse Talent Group, a talent agency representing actors, writers, directors and models, signed a five-year, $1.2-million lease for 7,700 square feet of office space at 1875 Century Park East in Century City. The tenant was represented by Marty Barkan of Grubb & Ellis. The landlord, Los Angeles-based Watt Management, was represented in-house by Kathy McKay.

* Los Angeles-based Westwood Financial Corp. sold a 5,955-square-foot retail center at Magnolia Avenue and Cahuenga Boulevard in North Hollywood for $1.2 million to Goldenview Properties of Van Nuys. Westwood Financial was represented in-house by Joe Dykstra, director of acquisitions and dispositions. The buyer was represented by Bart Reinhard of Delphi Business Properties.
