* Pacific Property Co., a Palo Alto-based investment group, purchased the 406-unit Applewood Apartments at 2414 N. Tustin Ave. in Santa Ana for $36.5 million from Pacific Gulf Properties Inc., a Newport Beach-based real estate investment trust. David Casper and Bruce Furniss of Grubb & Ellis Co. represented the buyer and the seller.

* Pacifica Cos. of San Diego acquired the 600-room Wyndham Hotel at 6225 W. Century Blvd. near Los Angeles International Airport for $20 million from Los Angeles-based Almo Properties. Bob Safai of Madison Partners represented the buyer and the seller. The seller also was advised by Rick Wolfen of Rock Realty Advisors.

* AMB Property Corp., a San Francisco-based real estate investment trust, bought three air-cargo facilities at LAX totaling 114,685 square feet for approximately $17.6 million from Aviation Facilities Co. of McLean, Va., which will retain a 5% equity interest in the facilities and will lease and manage the properties. No independent brokers were involved in the deal.

* Lyon Capital Ventures of Newport Beach acquired the 116-unit Peppertree Village at 16040 Leffingwell Road in Whittier for $10.2 million and the 120-unit Treetop Apartments at 10522 Santa Gertrudis Ave., also in Whittier, for $9.5 million. Lyon was represented in-house by J.E. Burns. The sellers, in partnerships affiliated with the Irvine-based Lusk Co., were represented by Peter Hauser of Charles Dunn Co.

* Enson Inc. signed a five-year, $3.7-million lease for 108,162 square feet of industrial space at 7850 Ruffner Ave. in Van Nuys. Brad Koehler of Trammell Crow represented the landlord, AMB Properties. The tenant was represented by David Kimball of Julien J. Studley Inc.
