* Oakland-based law firm Crosby, Heafey, Roach & May signed a 10-year, $15-million lease for 60,000 square feet of office space at Wells Fargo Center at 333 S. Grand Ave. in downtown Los Angeles, according to Stephen L. Bay and Clay Hammerstein of Insignia/ESG, who represented the law firm in lease negotiations. The landlord, Maguire Partners, was represented in-house by Tony Morales and Josh Wrobel.

* Redlands Mall of America LLC, a Redlands-based investment group, purchased the 173,680-square-foot Redlands Mall at 100 W. Redlands Blvd. for $8.9 million from MRES USA America Fund of Torrance. George Garvin and Roary S. Walsh of Grubb & Ellis represented the seller. The buyer represented itself.

* Pan Pacific Retail Properties Trust, a Vista-based real estate investment trust, purchased the 105,085-square-foot Sycamore Plaza shopping center at the northwest corner of La Palma Avenue and State College Boulevard in Anaheim for $7.4 million from Chicago-based Heitman Capital Management Corp. Gregg Herbert and Jeff Hanson of Grubb & Ellis represented the buyer and the seller.

* Sun Valley-based Marfred Industries, an industrial packaging company, acquired a 100,000-square-foot distribution facility on three acres at 11500 Sheldon St. in Sun Valley for about $6 million from Molding Corp. of America. Ross Thomas of Delphi Business Properties represented Marfred. The seller was represented by Anthony and Mike Maniscalchi of Stevenson Real Estate Services.

* CIP Real Estate, formerly known as California Industrial Properties, acquired the 128,068-square-foot, four-building Schaefer Industrial Park at 3811-3873 Schaefer Ave. and 13721-13851 Roswell Ave. in Chino for $5.4 million from Uro Investments. Bob Griffith, Sid Osborn and Armen Gourdikian of Cushman & Wakefield represented the seller. CIP Real Estate represented itself.

* Fullmoon Interactive, an architectural company, expanded into about 30,250 square feet at 911 Wilshire Blvd. in downtown Los Angeles from 5,000 square feet in its previous location in Hollywood, according to Ryan Schnell of Colliers Seeley, who represented the tenant in the seven-year, $4.1-million transaction. Eric Duncanson of Julien J. Studley Inc. represented the sublandlord, Dames & Moore.

* Auto rental firm Hertz Corp. signed a 10-year, $3.5-million lease for 20,000 square feet of office space at 6151 W. Century Blvd. in the Airport Center office complex in Los Angeles. Chris Strickfaden, Jim Bowers and Lyseanne Nardizzi of PM Realty Group represented the owner, GE Capital/Jupiter Realty. Forest Blake of CRESA Partners represented Hertz.

* Hiwire.com Inc., a software developer and advertising firm, rented nearly 24,000 square feet at 333 South Grand Ave. in downtown Los Angeles. Mark Shaffer of Colliers Seeley represented the tenant in the five-year, $3.3-million transaction. The landlord, Maguire Partners, was represented in-house by Joshua Wrobel.

* Chadbourne & Parke, a New York-based law firm, signed a seven-year, $2.6- million lease for 16,000 square feet of office space at Two California Plaza in downtown Los Angeles. Stephen L. Bay and Clay Hammerstein of Insignia/ESG Inc. represented Chadbourne & Parke. The landlord, Equity Office Properties Trust, was represented in-house by Brendan McCracken.

* Timber Mountain Hardwoods Inc. signed a five-year, $2-million lease for 80,101 square feet of industrial space at 12552 Warren Ave. in Garden Grove. David Hess, Jeff Chiate and Rick Ellison of Cushman & Wakefield represented the landlord, Deutsch Realty. The tenant was represented by Steve Schloemer of Colliers Seeley.
