* PM Realty Advisors, a provider of private equity real estate advisory services, acquired Valencia Commerceplex I & II, a three-industrial-building portfolio totaling 324,945 square feet in the Valencia Commerce Center, from EJM Development of West Hollywood for approximately $20 million. Craig Peters, Doug Sonderegger, Barbara Emmons and Greg Barsamian of CB Richard Ellis represented the buyer and the seller.

* The County of Orange signed a 10-year, $11.6-million lease for 39,670 square feet of office space at 23330 and 23340 Moulton Parkway, Laguna Hills. David Desper of CB Richard Ellis and Lin Stinson of Providence Realty Group represented the landlord, Providence Realty Group, while the County of Orange represented itself.

* The Bascom Group of Irvine acquired the 150-unit Arrow Gardens Apartments at 10511 Arrow Route, Rancho Cucamonga, for approximately $11.4 million and the 136-unit Arrow Pointe Apartments at 1826 W. Arrow Route, Upland, for $9 million. The seller of both properties was RDPH Properties Inc. and PHTRE, according to Jerry Fink, managing director of Bascom. Larry Andrews of Sperry Van Ness represented the buyer and the seller. Fink said his firm plans about $1 million in capital improvements on Arrow Gardens Apartments and $860,000 at the Arrow Point property.

* Qualtech Backplane Inc. signed an eight-year, $3.9-million lease for 61,731 square feet of office space at 3232 Fairview Ave. in Santa Ana. Chip Wright of CB Richard Ellis represented the landlord, LAPCO Industrial Parks. David Desper of CB Richard Ellis represented the tenant.

* National Business Records, a document storage company headquartered in Irvine, has expanded to Anaheim by acquiring a 56,190-square-foot building at 8080 E. Crystal Drive in the Savi Industrial Center for $3.7 million. Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage represented the seller, Clifford Cos. National Business Records was represented by Jed Zaun of Lee & Associates.

* Harley’s House, a film production and post-production firm, signed an eight-year, $3.3-million lease for 19,730 square feet of office space at 3211 W. Olympic Blvd. in Santa Monica Commerce Park. Marty Barkan of Grubb & Ellis represented the tenant. The landlord, Chicago-based Equity Office Properties, represented itself.

* Cal Con Transportation, a Santa Fe Springs-based trucking company, acquired a 58,829-square-foot warehouse at 14122 Pontlavoy in the Mid-Counties Business Center in Santa Fe Springs for $3.2 million from MCBC. Chuck Wilson and Steve Calhoun of Colliers Seeley International represented the seller. Jeff Huberman of Lee & Associates represented the buyer.

* Bonin Investments of Los Angeles acquired a 42,535-square-foot industrial building at 955 Columbia St. in Brea from Voit Cal Portfolio for $3.1 million. Chuck Wilson of Colliers Seeley International represented the buyer. Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage represented the seller.
