Quick purchase for new Clipper

L.A. Clipper Chris Paul may be quick down the court, but he moves pretty fast when it comes to buying multimillion-dollar real estate too.

The all-star bought and closed on the Bel-Air home of singer-songwriter Avril Lavigne for $8.495 million just a month after coming to Los Angeles.

The Mediterranean-style house, sitting on more than half an acre in a gated community, came on the market in May at $9.5 million and had been reduced to $8,999,999.

The 12,184-square-foot home, built in 2003, features Venetian plaster, wood-framed doors and windows, a two-story foyer, a wine cellar and tasting room, a gym, eight bedrooms and 101/2 bathrooms. A long eat-at counter off the open-plan kitchen can accommodate a starting lineup.

The grounds include an expansive lawn, a swimming pool with spa, an outdoor covered living room and a built-in barbecue/kitchen. There is garage parking for 10 cars.

After a trade to the Lakers was killed by the NBA twice in early December, the 26-year-old point guard was signed by the Clippers. The former New Orleans Hornet will earn $16.3 million his first season with the Clippers and $17.7 million the next when he picks up his option. He was the NBA rookie of the year in 2006 and an NBA all-star for four consecutive years since 2008.

Lavigne, 27, released her latest studio album, “Goodbye Lullaby,” last year and is working on her fifth album. Her four-time platinum debut album, “Let Go,” was released in 2002.

She and her then-husband, Sum 41 singer-guitarist Deryck Whibley, bought the house in 2007 for $9.5 million.

Paul took getting to Staples Center and the team’s Playa Vista practice facility into consideration in making the purchase, according to his sales agent, Ikem Chukumerije of SportsRelocation.com.

“Privacy and security were the top things on their wish list,” he said.

Jade Mills and Zach Quittman of Coldwell Banker, Beverly Hills South, were the listing agents.

His latest project in Santa Monica

Prolific film and television producer Brian Grazer has bought an estate in Santa Monica.

The 10,000-plus-square-foot Spanish-style house, built in 1990, has six bedrooms and nine bathrooms, according to the Los Angeles County Office of the Assessor. Title documents show that the house was sold in December.

The property was not listed on the Multiple Listing Service and the sale price has yet to appear on public records, but area real estate agents estimated the price at $16 million. The lot of less than 2 acres also has a swimming pool.

Grazer put his 6,000-square-foot Malibu beach house up for sale in May at $19.5 million, but the listing was withdrawn at the end of the year. Withdrawals of high-profile homes sometimes indicate a deal has been struck and the seller intends to close without the sale being reported on the MLS. It can take weeks or even months for sale prices to appear in public records. The three-story Mediterranean-style home with a swimming pool features a gym, five bedrooms and eight bathrooms.

Grazer, 60, co-founded Imagine Entertainment with Ron Howard. He will produce the 84th Annual Academy Awards next month. Last year he produced five films, including “J. Edgar” and “Tower Heist,” as well as episodes of “Friday Night Lights” and “Lie to Me.”

The Oscar-winning producer was unavailable for comment, his publicist said.

A new chapter for ‘Hobbit’ star

“The Lord of the Rings” star Elijah Wood has succeeded in his quest to find a buyer for his Santa Monica house. It was sold for $1,758,800.

The Spanish-style home, built in 1924, was listed as a remodeling opportunity. The front door opens into a round foyer with a British brewery cast-iron tile floor. Including a guesthouse with an office attached to the two-car garage, the property has three bedrooms, two bathrooms and 2,130 square feet of living space.

Wood, 30, played Frodo Baggins in the “Lord of the Rings” trilogy (2001-03). He stars in the TV comedy “Wilfred” (2011-present) and will reprise his role as Baggins this year in “The Hobbit: An Unexpected Journey” and next year in “The Hobbit: There and Back Again.”

The Middle-earthling put the house up for sale in August at $1.85 million. Public records show that Wood bought the house in 1999 from actor Dylan McDermott for $1.45 million.

Buyer needed for collaboration

Producer Leslie Belz- berg has listed her Bel-Air home for sale at $2.395 million.

The remodeled post-and-beam house, built in 1963, retains its mid-century vibe with walls of glass, oversized flagstone fire- places and cork floors. The five-bedroom, four-bathroom home is sited to capture views of the ocean and Santa Catalina Island. A two-lane lap pool is in the backyard.

A frequent collaborator with director John Landis, Belzberg worked as a producer on such Landis films as “Beverly Hills Cop III” (1994) and “Coming to America” (1988). She was executive producer of “Crazy Heart” (2009).

Public records show that Belzberg bought the property in 2008 for $2.25 million.

Brent Watson of Coldwell Banker’s Beverly Hills North office is the listing agent.

Sherman Oaks is off their map

Director and producer Randall Zisk and his wife, actress Brooke Langton, have sold their Sherman Oaks property for $2.1 million.

The “old Hollywood”-style traditional sits on 1.3 acres with a detached guesthouse/screening room, a storage and laundry building, a saltwater swimming pool and fruit trees.

The main house, built in 1941, contains three bedrooms and three bathrooms, for a total of five bedrooms and four bathrooms in 4,474 square feet in the compound.

Zisk was an executive producer and director for the medical drama “Off the Map” (2011). He also produced and directed “Monk” (2003-09).

Langton has had recurring roles on “Life” (2007-08), “Friday Night Lights” (2007-08) and “Melrose Place” (1996-98).

Public records show that they bought the property in 2008 for $2.6 million.

Rick Chimienti of Prudential in Beverly Hills was the listing agent.

Karen Feinstein-Michiel of Prudential California Realty represented the buyer.
