Ranch is a cut above the herd

Even at $40 million, this home in the Covenant of Rancho Santa Fe, a wealthy enclave in that San Diego County town, isn’t the priciest on the market in Southern California.

Nevertheless, it has enough features, as the saying goes, to choke a horse. Among them are equestrian facilities such as a barn, a manager’s office and nine horse stalls. For a trot before supper, there are nearby trails. There are also pastures and two training arenas.

“This home has many of the amenities that one would expect when purchasing in the Covenant,” said K. Ann Brizolis, one of the five listing agents. The Rancho Santa Fe Protective Covenant was recorded on much of the community’s land area by the Santa Fe Land Improvement Co. and a number of area property owners in 1928. A panel of homeowners regulates the architecture and improvements in the community today, but until 1973 the covenant included racial restrictions.

Lilian Rice, who planned Rancho Santa Fe in the 1920s and ‘30s, designed the original house that became the main house of this estate, which sits on 9 manicured acres.

“The original house, a Monterey Spanish, was expanded to include six family bedrooms, a game room, a theater room, an office, a poker room ... and a warm, welcoming living room,” Brizolis said.

About the neighbors: The 1,700 home sites and residences in the 6,200-acre Covenant of Rancho Santa Fe have long attracted celebrities. Howard Hughes, Robert Young and Bing Crosby once owned retreats there. More recently, Steffi Graf and Andre Agassi kept a home there.

Asking price: $40 million

Size: The compound has a total of eight bedrooms and 8 1/2 bathrooms. The main house is slightly more than 15,800 square feet; all the buildings bring the total to about 30,000 square feet.

Features: The compound also has a caretaker’s house, an orchid greenhouse, two pools, including one 50 feet long, a gym, a tennis court and parking for 11 cars and two golf carts. There is an entertainment pavilion with a restaurant-quality kitchen, wood-burning pizza oven, sports bar, dining for 24, waterfalls and a koi pond. And there is a two-story guest suite plus a two-bedroom guesthouse.
