Kline Center Slates 2nd Growth Phase : Project Near Ontario Airport to Include Hotel, Office Structure and Restaurant

A 300-room Clarion hotel, a 54,000-square-foot office structure and the largest Marie Callender restaurant in Southern California are scheduled for the second phase of construction beginning in March at Kline Center, a 50-acre master-planned business park at D Street and Holt Avenue near Ontario International Airport.

As with Kline Center Phase 1, the office building has been designed by the Newport Beach-based architectural firm of Langdon, Wilson & Mumper and will feature a dramatic two-story atrium lobby with a brick-and-reflecting glass facade.

The Clarion hotel, part of a group of hotels, inns and resorts throughout the country, was designed by VMR Architects of Denver, and will offer a full-scale health club, a business conference center and a “frequent-traveler” club.

The 13,500-square-foot food facility fronting the San Bernardino Freeway is one of 100 other restaurants in the Callender chain. Designed by James Adams & Associates, it is scheduled for completion later this year and will include a cocktail lounge and dance floor.

It is anticipated that upon final build-out in an estimated 10 years, Kline Center will encompass a master-planned community of 52 acres worth $102-million at the present dollar valuation.

According to Grubb & Ellis’ Jeff Spindler and Bryan Moody, who are responsible for marketing the project, the area surrounding Ontario International Airport has been forecast as one of the fastest growing real estate markets in the country.

This, Spindler noted, is evidenced in the progress thus far on Phase 1, which consists of a two-story, 82,000-square-foot office building that has seen its occupancy level rise to 40% since its opening last August. Corporate tenants occupying space include Dole Citrus, Kaiser Cement, L. D. King Engineering Inc. and Grubb & Ellis Commercial Brokerage Group.

“Kline Center itself is surrounded by a network of four freeways with direct access to downtown Los Angeles and to Riverside, Orange and San Bernardino counties,” Spindler added. “The rapid growth of the community is due in part to accessible labor force from surrounding communities and to Ontario Airport being one of only two local airports servicing wide-bodied cargo passenger jets. It is expected that by 1995, a new terminal will expand the airport’s passenger capacity to 12 million.”

Equidon Contractors of Irvine also is part of the Kline Center project team, in addition to Kline Development Co., Langdon, Wilson & Mumper, VMR Architects, James Adams & Associates and Grubb & Ellis.
