Medical Buildings : Concrete Tilt-Up Used to Build New Clinic
An $8.5-million project rising at Avenida Rancho Carmel and Carmel Mountain Road in Carmel Mountain Ranch, San Diego, is demonstrating the application of concrete tilt-up construction--long used in industrial building but usually for one- and two-story structures--to a medical clinic.
The 88,134-square-foot Scripps Clinic is being built on a 4.46-acre site off Interstate 15 east of Rancho Penasquitos by Koll Construction Co., with completion expected in the fall. It is being developed by Coast Income Properties of La Jolla for R. B. Income Properties.
The design, by the Austin-Hansen-Fehlman Group of San Diego, includes five pyramidally topped towers. That factor, the complicated construction procedure and the restricted size of the site has put a premium on construction management services controlling the scheduling, according to Koll’s project manager, Mike Kubota.
Medical Building Sold
The seven-story Sixth Avenue Medical Building at 2850 6th Ave., San Diego, has been sold for $4.59 million to 1075 Investors Ltd., a California limited partnership based in San Diego with the Considine Group as general partner.
The seller was Sixth Avenue Medical Group, a California limited partnership with Christopher D. Sickels as general partner, represented by Coldwell Banker Commercial Real Estate Services, San Diego. The buyer was represented by Coaljen Ltd.
Hospital, HQ Under Way
FHP (Family Health Plan) Inc. has begun construction of a 96,000-square-foot hospital and a 40,000-square-foot dental and corporate office building on eight acres at 9930 Talbert Ave., Fountain Valley, which the company said was made possible by sale of $27,125,000 in state bond anticipation notes.
The hospital was designed by the Anaheim architecture firm of Dan Rowland & Associates and the dental/corporate office building by Rowland and Stewart Woodard & Associates, Newport Beach architecture firm. Civil engineering and consultation were provided by Fuscoe Williams Lindgren & Short Civil Engineers of Santa Ana. The general contractor is Kitchell Contractors Inc. of Newport Beach and completion is scheduled for late this year.
New Medical Building
Construction is complete at the $1.1-million, three-story, 10,000-square-foot Summit Medical/Professional Building at 424 Summit St., Oceanside, according to the owner, R. L. Maloy Investments, which is handling the leasing. The general contractor is Harper Development & Construction Co., San Diego.
