Appraised Southland Home Values Rise

Appraised prices of existing single-family houses in seven Southland counties increased 1.68% from October, 1984 to April, 1985 from a combined average of $139,200 to $140,354, according to the latest survey conducted by the Real Estate Research Council of Southern California.

The percentage increase from April, 1984, to April, 1985 was 3.06%, representing a trend of home prices that since 1982 have been “increasing moderately, but at an increasing rate,” according to David L. Parry, executive director of the council. The report was released at the council’s quarterly luncheon meeting Thursday at Cal Poly Pomona.

Of the 214 sample houses appraised by the council in Los Angeles, Orange, Ventura, Santa Barbara, San Bernardino, Riverside and San Diego counties, 123 showed price increases, 30 showed price declines and 61 had the same prices, according to council President David R. Smith of General Telephone Co. of California.

All counties except Riverside registered price increases from April, 1984 to April, 1985, with Santa Barbara registering the greatest increase--8.36%, followed by Ventura at 6.17%. Los Angeles County increased 2.42%, Orange County 1.43%, San Bernardino County 3.59% and San Diego County 3.15%. The decline in Riverside County was less than 1%, at 0.80%, and the county showed an increase of 1.22% from October, 1984, to April, 1985.
