San Diego Subdivisions on Increase, Safeco Reports

San Diego County subdivision map and condominium map recordings--an indication of the future home-building climate--increased more than 11% in the first quarter of 1985 over the comparable period last year, according to Safeco Title Insurance Co.

Sixty-seven subdivision maps with 1,946 new homes were recorded in the first three months of 1985. Through March, 1985, there were 109 condominium plans with 2,555 units recorded, a 48% increase over the 80 plans with 1,726 units for the first quarter of 1984.

“Escalating land values make detached housing prohibitive from a cost standpoint,” according to Denis V. Rottler, Safeco vice president and San Diego division manager. “If attainable sales prices are a goal, higher density housing becomes a must in many parts of the county.”

Rural North County areas, where land is less expensive than coastal areas close to San Diego, had extensive subdivision map activity, he added.

Oceanside, in northern San Diego County, was second only to the city of San Diego in the total number of single-family lots recorded during the first quarter, 439 in Oceanside and 741 in San Diego.

Subdivision and condominium map recordings provide a forecast of home-building activity six months to a year in the future, Rottler said.
