Second Building to Open at Warner Center Plaza

Another step in the development of Warner Center Plaza will be taken Thursday in Woodland Hills with the formal opening of the second of that $500-million complex’s five buildings.

Upon completion in about five years, the plaza is projected to have 1.8 million square feet of high-rise office buildings, according to the Voit Cos., managing partner in a joint venture development.

The new building is a 12-story, 205,000-square-foot structure built at a cost of about $37 million at 21800 Oxnard St., a block east of Topanga Canyon Boulevard. It has 19,700 square feet of leasable space on each floor.

The building will be connected to a 473-room Marriott Hotel, which is scheduled for opening in January, and to the nearly completed parking garage by an extensive first-level open plaza and a ground-level patio.

The five-story parking structure will contain 1,131 spaces, complemented by 230 spaces of surface parking, and will serve both the office building and the hotel. Tenants will be allocated 3.3 parking spaces for each 1,000 square feet of office space leased.

Ware & Malcomb Architects Inc., Irvine, designed the building with a structural steel frame and composite concrete decks, clad in double-insulated glass. Construction was by HCB Contractors, Los Angeles; landscaping by Fong & Associates, Newport Beach, and tenant improvements will be produced by Valley Construction Co., Woodland Hills.

The building’s internal energy management, security, emergency and telecommunications systems qualify it as an “intelligent” building, the developer said. Tenants will be offered the option of an on-site, fully integrated telephone company capable of providing them with state-of-the-art equipment, communications systems and servicing at guaranteed competitive monthly rates.

Even small tenants, by sharing the building’s telecommunications systems, will be able to have sophisticated and complex service features such as long-distance discounts, electronic mail, teleconferencing, remote computer access and cellular mobile phone service, according to Polaris Intelecom, purveyor of the system.

The joint-venture developer of the plaza is Warner Center Properties, with the Voit group as managing partner and including Copley Real Estate Advisors Inc., a subsidiary of New England Mutual Life Insurance Co.; Robert A. Allison and others. The leasing agent is Coldwell Banker Commercial Real Estate Services.

The first building in the plaza was completed in 1982, a 20-story, 330,000-square-foot structure at 21600 Oxnard St. now 85% leased.

Robert D. Voit, president of the Voit group, said the next building, whose construction may begin in the spring of 1986, will be identical in architecture and available space to the one just completed. It will be east of the first, 20-story building and connected by an overhead walkway and a patio.
