All major construction projects in the Pico-Westwood community will have to go through a review process while a specific plan for the area is being developed, according to a vote of the Los Angeles City Council.

A permit will be required for all construction if it would greatly increase traffic, exceeds 30,000 square feet or has more than three stores. The permit process involves reviews and may include public hearings.

The affected area is along Westwood Boulevard between Santa Monica and Pico boulevards, Pico Boulevard between 20th-Century Fox Studios and the San Diego Freeway, and commercial zones on Overland Avenue between Pico Boulevard and Ashby Avenue.

A long-range plan for the Rancho Park/Sepulveda Boulevard area, addressing issues such as traffic circulation, parking and the zoning pattern of the Sepulveda Corridor, is expected to be drafted in the next three years.
