Research & Development Centers : Construction Begins on Calabasas Tech Center

J.A.R. Investment Co. of Los Angeles and the Ahmanson Commercial Development Co. have started construction on Calabasas Tech Center. Situated on a 20-acre site west of Las Virgenes Road and on the south side of Agoura Road, Calabasas Tech Center will contain seven buildings ranging in size from 6,200 to 61,900 square feet and totaling 235,000 square feet. When completed it is expected to have a value of more than $19.5 million. Coldwell Banker Commercial Real Estate Services is the leasing agent.

Omnar Signs Lease

Omnar Technologies Inc. has signed a five-year lease for a research and development facility at Carroll Canyon Center. Peggy Martin, San Diego manager for CalMat Properties Co., the owner and developer of the project, said Carrol Canyon Center will be a $20-million complex.

It is situated northwest of the intersection of Interstate 15 and Miramar Road in the Scripps Ranch-Miramar industrial hub. The lease for 5,391 square feet is valued at $298,165, Martin said. Coldwell Banker Commercial Real Estate Services is the leasing agent.

Planning Starts

Earl Walls Associates of San Diego, in collaboration with the architectural firm of Hellmuth, Obata & Kassabaum Inc., has begun site studies and program planning for a proposed $28-million academic research building at the University of Florida Health Science Center. The Walls firm, consulting architects and engineers, specializes in programming and design technically oriented buildings. The new buildings will be used jointly by the university’s health colleges.

Pointe Camino Centre

Construction has begun on Pointe Camino Centre, a $12.2-million office, research and development park complex designed by Ed Huxley of Huxley Architecture/Planning. Pointe Camino Centre will be a four-building complex with a total of 145,000 square feet, located on an eight-acre site on Ferris Square overlooking Lusk Park in North San Diego.

John Burnham & Co. is the leasing agent for the complex, which is scheduled for completion in February. Pointe Camino Centre is a Cook-Limited Realty Inc. development; Chamac Inc. is the general contractor.

Carmel Mountain Ranch

The Centre at Carmel Mountain Ranch, a $5.5-million building designed for high-tech companies, has been completed by Holmes & Reynolds Development Co. in the Carmel Mountain Ranch Business Park along Interstate 15, south of Rancho Bernardo, near Rancho Penasquitos. It is a 40,000-square-foot, single-story structure designed by Rusty Coombs of Coombs and Mesquita, financed by Home Federal and built by Nielsen Construction Co.

Occupancy in December

525 Douglas Partnership has financed a two-story high-tech facility in El Segundo with more than $5 million from Aetna Life & Casualty. The project is being built for Ultrasystems Defense & Space Systems Inc. and will be ready for occupancy in December, 1985. It is located at 525 Douglas St. Albert & Wurzburger Architects of Los Angeles designed the concrete and glass building, which has about 20,000 square feet per floor. Millie & Severson Inc. is the general contractor.

High-Tech Park

Construction has been completed on Building 4 in the Rancho Del Oro Technology Park in Oceanside, according to Collins Rancho Del Oro, a division of Collins Development and developer of the 2,000-acre master-planned community of Rancho Del Oro. The single-level, concrete and glass structure covers 26,800 square feet and has 15-foot-high ceilings. Ware & Malcomb designed the building for one or more tenants on a sale or lease basis. Collins General Contractors was in charge of the $2-million construction project. Parking for 85 cars is available on the 1.77-acre site.

Project Finished

Construction is complete on a $3.2-million research and development building on Carmel Mountain Ranch. Grubb & Ellis Commercial Brokerage Services is the leasing agent for the project, one of five commercial buildings under construction in the new master-planned community located south of Rancho Benardo and east of Interstate 15.

The developer is Dunn Properties Corp. of Santa Ana. When the structures are complete, they will total more than 200,000 square feet and have a combined value of $22.3 million. All are located on Avenue of Science near Carmel Mountain Road. The just-completed building is situated on a 2.33-acre lot, offers 31,000 square feet in a single story and is available for sale or lease.

Lab Project Under Way

Construction is under way for a 35,000-square-foot laboratory and headquarters office for Radioassay Systems Laboratories Inc. in Dominguez Technology Center, Carson. Developer of the $2.5-million project is Zelman Development Co.

The facility is being built on a two-acre parcel south of the 91 Freeway at University Drive and Broadwick Street. It’s being built by Oltman’s Construction Co. of Whittier and was designed by Kowalski, Harding Associates of Carson.
