Mar Vista : Cuts in Project Density Urged
Residents this week urged the city Planning Commission to approve a proposal to cut by nearly 50% the allowable density of new development along the busy stretch of Centinela Avenue between National and Venice boulevards.
About 75 people attended a city Planning Department hearing on the proposal Monday. Several property owners said at the hearing they would support a proposed height limit of 33 feet on most new buildings. But they complained that a proposed downzoning from R3 to RD 1.5 would severely cut into their property values. Under the downzoning, the smallest unit allowed in a building would be 1,500 square feet--almost twice the size of the current 800 square feet.
Residents, however, told hearing examiner Anne V. Howell that both the downzoning and the height limits are needed to curb further crowding and traffic in the area. The proposal would also require 2 parking spaces per rental unit and 2 1/2 spaces for each condominium unit in the neighborhood.
The hearing was a continuation of a hearing begun Feb. 23. The plan is scheduled for a Planning Commission vote May 5.
