7-Story Office Building Under Way in Riverside

A November completion is scheduled for the Riverside Metro Center, a $22-million, 124,800-square-foot office building under construction in downtown Riverside.

The seven-story building at 3801 University Avenue at Market Street “incorporates design features that will make it the highest quality office building developed in Riverside to date,” according to James L. Halferty, chairman and chief executive officer of Halferty Development Co., the building’s Pasadena-based developer.

Designed by Langdon Wilson Mumper Architects, Los Angeles and Newport Beach, the steel-frame building is sheathed in salmon-colored brick and features arched colonnade entries and a entry lobby clad in polished travertine and marble.

Halferty said that the floor design of the building, offering 18,100 square feet of rentable space per floor, makes it suitable for corporate, legal and administrative offices.

Adjacent to the tower will be a matching five-story parking structure, offering four parking spaces for every 1,000 square feet of office space. The street level of the parking garage will feature 8,300 square feet of retail space facing Market and 7th streets.

The Riverside Metro Center is a project of the Riverside Redevelopment Agency, part of a continuing downtown revitalization program, Halferty said. Citicorp Real Estate Inc. is providing equity and construction financing.
