Behind the Gates

The Lusk Co. has announced plans for a $48-million residential neighborhood on 21.5 acres within the Calabasas Park community.

Palatino at Calabasas Park will consist of 120 detached patio homes behind private gates and situated on the hills above the 18-hole Calabasas Park Country Club. The two-story homes in the first phase will be priced in the low $400,000s. Sales are scheduled to start in late summer.

Information Center

Construction has begun on a $1.5-million dome-topped Spanish-classical information center for the Rancho del Rey master-planned community in Chula Vista.

The 1,600-acre Rancho del Rey is being developed by McMillin Communities and Home Capital Development Group, a unit of Home Federal Savings & Loan.

Located north of East H Street between Otay Lakes Road and Interstate 805, the community will eventually have about 4,000 houses and a business park. First houses are expected to be started in August, according to a spokesman for McMillin Realty, the marketing agent.

Senior Citizen Project

Construction has begun on Morningside of Fullerton, a $75-million community for senior citizens at Brea Boulevard and Bastanchury Road in Fullerton.

When completed in late 1992, the 41-acre project will provide 338 apartments and villas for healthy seniors, a 99-bed skilled nursing facility and a 44-unit complex for older people needing special medical care. The project is being developed by CoreCare, a group of Fullerton-area residents and physicians who have have built similar projects in the past.

Rentals for Seniors

Construction is scheduled to begin this summer on Silvercrest Residence, a 74-unit senior citizen rental project south of the Santa Paula Freeway on the east side of Petit Avenue in eastern Ventura. Completion is expected in about 18 months.

The Salvation Army of Southern California is the owner-developer of the $4.3-million project, funded with a Section 202/8 senior housing mortgage from the federal Department of Housing and Urban Development. Tenants will pay 30% of their monthly income for rent--usually much less than the posted $717-$838 monthly rents for the studio and one-bedroom units, according to a Silvercrest Residence spokesman.

Kern County Houses

R&R; Development, Northridge, is building a 480-unit single-family development in the Kern County community of California City, about 100 miles north of Los Angeles. The three-bedroom, 1,270-square-foot houses will have an average sales price of $74,950.

The sales office is open daily 9 a.m.-5 p.m. daily on California City Boulevard, east of California 14. Alan Rivlin, president of R&R;, said R&R; and its parent firm, Jayal Investments Inc., has sold 123 houses in California City in the past four year.

Lancaster Land Bought

Centennial Estates Inc. has purchased a 240-acre, 909-lot land development at Avenue H and 20th Street West in Lancaster in the most northerly developed part of the city.

The sale price was $13.25 million and the seller was Hilltop Developers Inc., according to Byron R. Hoffman of Hoffman Co., the brokers. Centennial then sold 267 lots for $3.9 million to Ahmanson Developments Inc., Irvine, Hoffman said. Both firms plan to build single-family houses on the development.

Open Space Reserved

Nearly a third of the 961-acre Falcon Crest Ranch being developed by Fargo Industries in San Diego County’s Blossom Valley will be left in its natural state, according to Jeff Fargo, director of residential development for the La Jolla-based residential and commercial concern.

He said that 18 of 22 3- to 5-bedroom houses in the first phase have been reserved, at prices from $375,000 to $500,000. Five floor plans will be offered, ranging from 3,007-3,450 square feet. The development features lots ranging from 2 1/2 to 20 acres. A July opening is planned for the model complex on El Capital Real Lane, off Old Highway 80 between Alpine and Lakeside in East County.

Duplex Development

A late-October sales start is planned for Canyon Cove, a $25.6-million, 74-unit duplex development by the Lusk Co. in the master-planned community of Oak Park in Agoura Hills. The total includes two detached units.

Three floor plans will be available, ranging from about 1,600 to about 2,000 square feet. The two- and three-bedroom, two-level units in the development near Kanan and Lindero Canyon roads will sell from about $350,000 to about $390,000.

Gated Community

Camarillo is getting its first gated estate community, Bella Vista, in the Las Posas section of the Ventura County city. Prices for lots in the 64-site project range from $380,000 to $425,000 and are a minimum of one acre.

The community at 6500 Beardsley Road is a joint venture of Parton Edwards Properties and Karpe Real Estate, with Jon Douglas Co. the exclusive sales agent. One-story houses must have at least 3,000 square feet, while two-story ones must have at least 3,500 square feet. Designs must be approved by an architectural control committee. A Bella Vista display is at the Jon Douglas office at 1775 Daily Drive, Camarillo.

September Sales

Sales are expected to begin in September at Chatsworth Country Estates, a 12-unit development near Needles Street and Shoup Avenue in Chatsworth. Three- to six-bedroom single-family houses in the Fargo Industries development will range in size from 3,392 to 4,404 square feet, priced from about $800,000 to $1 million.

Lots at the hilly 6.29-acre site average 18,700 square feet, according to Jeff Fargo of the La Jolla-based development firm.

Adult Community

Models are scheduled to open in August at Calypso, a 69-unit, single-family Hemet development by Pacific Adult Communities for buyers 55 and over.

Prices for two- to three-bedroom houses with 1,285-1,607 square feet will range from $97,900 to $106,900. Calypso is at Kirby Street and Fruitvale Avenue. The development is the first in the Southland for the Stockton-based home builder.

Dana Point Project

Seastar Communities, San Diego, is developing Crystal Cove, a 4.8-acre, 27-unit single-family development in Dana Point. Construction is expected to begin next month, with sales scheduled to start in August near the site at the Street of the Copper Lantern, off Pacific Coast Highway.

Santa Ana architect Frank Gonzales has designed three two- to four-bedroom plans, each in a choice of three elevations, with 2,273 to 2,491 square feet. Prices are expected to range from about $375,000 to about $475,000. Seastar will build 23 houses and sell four custom-home sites.

Condo Construction

Model homes are under construction at Serabrisa, a 200-unit condominium development by Lyon Communities Inc. in Rancho Santa Margarita. Prices have not been set on the development, the firm’s fifth in the Orange County planned community.

Second Perris Project

A September sales start is projected for California Gardens, a Kaufman & Broad single-family development now in the grading stage in the Riverside County city of Perris. The development is the West Los Angeles-based firm’s second in Perris; the first was California Country.

Prices for the 339 two- to four-bedroom houses, with one- and two-story plans ranging from 1,213-1,804 square feet, are expected to begin in the under-$100,000 range, according to a K&B; spokeswoman. First move-ins of the development at Perris Boulevard and Orange Avenue are scheduled for the first quarter of 1990.
