Out of a flurry of small commercial real estate transactions recently, here are some of the larger deals:

Ermine Investments paid $2.6 million for a 22,000-square-foot warehouse and distribution building in Irvine that will become Ermine’s headquarters. Triquest Development of Irvine sold the building, which is at 1 Mason Drive.

MAM Properties bought a 47,000-square-foot neighborhood shopping center at Brookhurst Street and Katella Avenue in Garden Grove for $3.2 million. Selling was Hub Properties.

Chi Wai Yip, a Lakewood investor, bought a 10,000-square-foot neighborhood shopping center at 5932 Westminster Ave. in Westminster. Selling--for $1.4 million--was Albert Silver, Beverly Hills.
