Southland Home Design Sets Trends : Competition: Southern California builders, architects take more than half the ‘Gold Nugget’ awards in contest that covers 14 Western states.

Southern California builders and architects dominated the “Gold Nugget” design competition at this year’s Pacific Coast Builders Conference, the annual convention that brings together builders and related professionals from 14 Western states.

The Southland building and design community claimed more than half of the top prizes in the contest, which featured a record 887 entries. The awards were handed out at a dinner held during the conference, which concluded last weekend.

Four of the five coveted home of the year awards went to Southland projects. San Diego’s Trolley Court Inn, a project for low-income and homeless persons, picked up a special judges’ grand award for unusual creativity and innovation.

And Price Center, a mixed-use complex at UC San Diego, was named commercial project of the year.

“These winning entries will become the trends that sweep east to capture the imagination of architects, builders and buyers across the nation,” said Joe Pickett Jr., a Fresno builder and developer who chaired this year’s awards committee.

In an unusual move, the 15-judge panel for the PCBC awards named two winners in the home of the year competition for a detached house on a conventional-sized lot. One house is in Huntington Beach, and the other is in Moreno Valley.

Judges noted that architects of the homes in the 86-unit Huntington Beach development, known as the Huntington Classics, faced a difficult task: Design homes as large as 3,300 square feet on unusually narrow lots--just 40 feet wide but deeper than average.

Since building large yards was obviously out of the question, designers for Warkentin Wraight Architects & Planners carved out private courtyards and patios on the side of each unit to provide outdoor space.

The project was developed by J.M. Martin Development and Pacific Coast Homes, with Martin also handling construction duties. Sales at the project continue, with prices ranging from $474,500 to $559,500.

The second winner in the category was the San Martin plan at Montego, a 114-unit development in Moreno Valley. The Early California-style home has five bedrooms and features several clerestory windows to allow more natural light into the house.

“To get five bedrooms into 2,306 square feet and create what they’ve done is excellent,” the judges said. “It’s got every element you’d want in a house.”

Sales and construction continue at the tract, with prices ranging from $190,000 to $205,000. The builder and developer is Awdeh California Inc., with design by Stockton/Hidey Associates.

A popular floor plan at Leisure Village in Oceanside was named best detached home on a small lot.

Called Acadia, the 1,594-square-foot home has two bedrooms, two baths and a sun room that leads to an outdoor patio. Units are still available, with prices starting at $279,990.

The builder and developer of Leisure Village is Leisure Technology. Berkus Group is the architect.

The final Southland home of the year honors came in the attached category. It went to Huntington Bayshore, a 159-unit condominium development in Huntington Beach, where all the homes quickly sold out in the $150,000-to-$230,000 range.

Built in a redevelopment zone, condos in the project are angled to maximize each unit’s views of open space and minimize views of neighboring units.

“The angling also gives the homeowner a much greater sense of privacy,” said Dan Collins, marketing director for winning architect Stockton/Hidey Associates.

The builder and developer of Huntington Bayshore is Newcomb Development.

Trolley Court Inn, the 192-unit housing complex for homeless and low-income people that won a special judges’ award for unusual creativity and innovation, was praised by judges for providing “affordable living units that are comfortable, safe, humane and efficient.”

The City of San Diego played a key role in the project, the judges said, by changing or waiving important fire, building, planning and zoning requirements. That allowed the project to be built without any government subsidies.

Although room sizes at Trolley Court range from a mere 80 to 150 square feet, each unit has a private toilet, television, refrigerator, microwave and telephone.

Tom Hom Development Corp. is developer of Trolley Court, and Kvaas Construction Co. built it. It was designed by the Ontai Partnership, Architects.

Price Center, the 160,000-square-foot project at UC San Diego that was named commercial project of the year, includes restaurants, a student center, a ballroom and a 500-seat playhouse.

The complex was designed by Kaplan/McLaughlin/Diaz in association with the Austin Hansen Group. It was built by Blake Construction Co.
