After nearly eight years of planning, a commercial development on 15 acres at the entrance to the city was approved by the City Council this week.

Construction is expected to begin next year for Capistrano Gateway, which will consist of 18 one- and two-story buildings.

Michael Todd, the project manager for the developer, Resco Development Inc. of Newport Beach, said the project will be finished in late 1992 or early 1993.

Rather than lease the individual 6,000- to 12,000-square-foot buildings, Todd said they would be offered for sale. “We believe there are many entrepreneurial types who live in that part of the county and would like to work closer to their homes,” Todd said.

One of the stipulations imposed by the council before any of the buildings may be occupied is the installation of a traffic signal at the intersection of Rancho Viejo Road and Village Road.

The project is on the east side of Rancho Viejo Road near the intersection of Via Escolar.
