San Gabriel : Commercial Condo Rules

Facing the city’s first proposal for a commercial condominium development, city officials are considering special rules for such properties.

Planning Commissioner Ernest Brambila said that officials are worried about vacancies but that by requiring minimum store sizes of 2,000 to 3,000 square feet, for example, only larger, more secure shops could take part.

City Atty. Robert L. Kress said such rules would have to be applied to all forms of business ownership. In condominium arrangements, owners share interest in a property while owning store units separately.

A Planning Department survey indicated that no other area communities have special regulations for commercial condominiums. The City Council has scheduled an Oct. 3 meeting with the Planning Commission to consider the issue, among other zoning matters.
