YORBA LINDA : 2 Subdivisions Near State Park Approved

The City Council has approved the subdividing of 120 acres to make way for construction of 73 single-family homes in two projects on the city’s east end near Chino Hills State Park.

As part of one project approved in a 4-1 vote Tuesday, eight landowners will divide 88 acres of land into 67 lots just east of San Antonio Road north of the city limits. Although the land is within county territory, plans for development are going through the city before the area can be considered for annexation by the county’s Local Agency Formation Commission.

City officials were wary of a portion of the project because 10 of the lots include land so steep they will require that homes be built within large retaining walls or some kind of solid-wall stilts. Under an agreement reached with the landowners, city officials are requiring that anyone who plans to build a home on one of the hillside lots be notified that Yorba Linda’s development standards may limit what can be they can do with the property.

Council members also approved an adjacent project that will divide a 32-acre parcel into six lots southeast of San Antonio Road at Casino Ridge Road. On the site, which is already within city boundaries, 5-acre “ranchettes” would be built. About 2 acres would be left to the city for a park or equestrian staging area.
