CAMARILLO : Tenants OK Sales of Mobile Home Lots

Residents of the Rancho Adolfo Mobile Home Park in Camarillo voted overwhelmingly Tuesday to support a conversion of their 250 rental lots to sale units, although some residents remained dissatisfied about a costly flood-control project.

With 208 of the 250 possible votes in, 85.6% of the residents cast ballots saying they are interested in buying their own lots. Even if all of the remaining votes oppose a conversion, it would still go ahead because a two-thirds majority is required to pass.

The vote gives the 380 residents of the 36.5-acre park off Adolfo Road an opportunity to buy their lots.

Andy Gabbard, a member of the residents’ committee negotiating with park owner Leonard Butler over the conversion, said residents still hope that the Ventura County Flood Control District will lift the requirement that the park pay $1 million for a flood-control project in Calleguas Creek. The project adds $4,000 to the price of each lot.

“Our position is that their numbers may not be accurate,” Gabbard said, referring to the velocity of water flowing through the creek that county officials fear someday will flood the park.

The estimated lot prices range from $51,095 to $68,645. The park averages about 6.8 units per acre.

Residents have questioned the necessity of the flood control work, which eventually could destroy their nine-hole golf course.
