SIMI VALLEY : Vote Postponed on Ending Building Pact

The Simi Valley Planning Commission, which was to consider terminating an agreement that allows the construction of 1,500 more homes in the Wood Ranch community, has granted the developer a one-month postponement.

Simi Valley officials had scheduled a termination hearing April 7 after Olympia/Roberts Co. failed to reimburse the city for $250,000 in road improvements, as required by its development agreement with the city.

Frank L. Rugani, the developer’s attorney, said in a letter that Olympia/Roberts is seeking an extension of its agreement, which now expires in 1997. The agreement provides rules for building houses and businesses in Wood Ranch, a sprawling planned community in southwest Simi Valley.

The pact is considered valuable because it exempts the owner from the city’s growth-control law, which requires developers to wait in line for a limited number of building permits issued each year. Olympia/Roberts is trying to sell its Wood Ranch acreage and believes an extended development agreement will make the land more attractive.

Rugani said that under the revised agreement the company is negotiating, Olympia/Roberts will pay the $250,000 it owes the city.

After reviewing the attorney’s request, the Planning Commission voted unanimously Wednesday to postpone the termination hearing until May 5.
