SAN JUAN CAPISTRANO : Retail Complex Under Construction

Bulldozers are clearing a downtown lot for a new video store, restaurant and coffee shop.

The lot, which is part of a larger shopping center, has been unoccupied for more than five years, city planning director Tom Tomlinson said. The land is at the southeast corner of Del Obispo Street and Camino Capistrano.

Tomlinson said developers plan to build about 11,000 square feet of space for a Blockbuster Video, Starbucks Coffee and Boston Rotisserie Chicken.

An earlier proposal for a restaurant and bar, such as the Crazy Horse Steak House in Santa Ana, faded in February, Tomlinson said.

The city approved the development about four years ago.

Councilwoman Carolyn Nash said the city has always anticipated a more upscale restaurant on the land, not what is now planned. Nash said the city did not learn of the change in tenants until recently.

Councilman Gary L. Hausdorfer said he wants to make sure that the project fits its original approvals for design and landscaping.

The proposed businesses are consistent with the city zoning, Tomlinson said.
