Lower Peters Canyon Annexation Vote Due

As part of its plan to annex Lower Peters Canyon, the City Council is expected to vote tonight to allow increased density of retail businesses in the 1,400-acre development.

The county, which has jurisdiction over the unincorporated area, approved the Irvine Co.’s development plans for the project in 1995. But the city also must adopt those plans as part of an annexation agreement.

Since the plans call for a higher retail density than Irvine permits, the council must amend is general plan, said Sherri Vander Dussen, Irvine’s director of community development. The city also must adopt zoning for the area consistent with those plans, she said.

The development, now underway, will include about 8,000 residential units, 990,000 square feet of retail space and 1.3 million square feet of industrial and research space. Irvine’s current general plan allows for 327,750 square feet of retail space.

Lower Peters Canyon is bordered by the Santa Ana Freeway, Jamboree Road, Culver Drive and Portola Parkway.

City officials hope to annex Lower Peters Canyon by July 1, Vander Dussen said.

The annexation is subject to final approval by Orange County Local Agency Formation Commission. A hearing is scheduled for the agency’s May 14 meeting.
