A public hearing tonight will look at the future of the 25-acre Capistrano-by-the-Sea property and its historic 1917 Dolph House.

The 6:30 p.m. public hearing at City Hall will help city officials finalize issues that will come up in an environmental impact report that is being prepared on the site.

The property has been a source of dispute for years. Property owners want to build housing; preservationists want to keep the land open.
