Activision Inc., a Santa Monica-based maker of video game software, said it won an exclusive 10-year licensing contract from Viacom Inc. to publish interactive games based on “Star Trek” movies and TV shows. The game maker will have rights to develop and publish titles based on all “Star Trek” properties, subject to the expiration of Viacom’s existing agreements.

Catellus Development Corp. of San Francisco bought a two-thirds stake in Serrano Associates for undisclosed terms in an effort to expand its residential properties in California. Serrano is in the process of acquiring a 3,500-acre master-planned community in El Dorado Hills for about $120 million in cash and $75 million in debt.
