The City Council this week approved changes to the Local Coastal Program that will allow a one-time, 10% floor area increase for Beach Road residents with houses that are not up to code. Based on recommendations from the California Coastal Commission, the action also changes how the public easement, called the string line, is measured. Before the changes, the public could walk up to 25 feet from the average high-tide marker on the beach.

The new policy will base the string line on physical markers like the sea wall or patio lines, a policy Beach Road residents say infringes on their privacy. The council required city staff to develop guidelines for privacy buffers and to meet with residents to discuss new string line marker proposals. Information: (949) 248-9890.
